Prices

$992,500 for a Haymarket house in 2026, and $750,000 for a townhouse.

The median Haymarket house is about 4,340 square feet and sold at $326 a foot. It cost more than a house in Gainesville ($850,000) or Bristow ($825,000) and less than one in Clifton ($1,100,000) or Aldie ($1,348,862).

Houses. 208 sold, from $499,000 to $2,620,500, at a median of $992,500 and an average of $1,058,841. This is a calmer market than its neighbors: one house in three sold above asking, against 37% in Gainesville and 54% in Bristow, and 44% went under contract within a week. The median sold-to-list was exactly 100%, so buyers paid the asking price, not more.

Townhouses. 163 sold at a median of $750,000, and half of them, 82, were new construction that closed in a day or less. The new ones had a median price of $786,128; the 81 resales sold for a median of $689,000, at 100% of list, in 18 days.

Town or county. The numbers mix homes inside the Town of Haymarket with Haymarket-address homes in the county; Bright MLS does not split them. The price does not change at the town line, but the tax does: town owners pay a town real estate tax on top of the county's.

The townhouse column is shaped by builder sales. Of the 82 new townhouses that closed in a day or less, 46 sold more than 15% above the base list price, a median of 118% of list, because buyers added options and upgrades; they are not bidding wars. They lift the townhouse average sold-to-list to 108.4% and explain most of the sales over asking. One house sat 425 days before it sold.

What can you afford in Haymarket? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town tax on top of the county's, and most of the planned communities pay an HOA; the calculator adds them for you.

Follow the money

One townhouse buyer in five paid cash, most of them for a new build.

In 2026, 36 of 163 Haymarket townhouse buyers paid cash, 22.8% of the townhouse dollars, and 27 of those 36 bought new construction. Among houses, 28 of 208 buyers paid cash, 14.4% of the dollars.

About 15% of house buyers used a VA loan, 32 of 208, and 22 of 163 townhouse buyers did too. Six houses sold with FHA loans, one on an assumable loan and two with mixed financing.

What that means if you need a loan: on a resale house you are mostly competing with other financed buyers, and with a 10-day median and only one in three over asking there is room to negotiate on price, credits and the inspection. On a builder's new townhouse you are buying from a price sheet, and the cash buyers there are not bidding against you. Get a full pre-approval and know what the upgrades will add before you sign.

Read the townhouse numbers carefully. A one-day median and two in three over asking look like a bidding war, but they come from builders closing new homes with upgrades added to the base price. The resale townhouse market is ordinary: 100% of list and 18 days at the median.

Check the town line. The Town of Haymarket had 1,545 people in the 2020 census and covers 0.58 square miles; zip 20169 covers about 32. Dominion Valley, Piedmont and most other Haymarket addresses are unincorporated Prince William County and pay no town tax. The town publishes its list of streets inside the limits, and the tax record tells you which side you are on.

Time to think. The median house took 10 days to go under contract and only 44% sold within a week, slower than Gainesville or Bristow, where 56% did. A buyer who sees a house on Saturday can usually sleep on it.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. The higher the ratio, the cheaper renting is for what the home costs. A Haymarket house at 20.7 is a better deal to rent than a house in Gainesville (18.2) or Bristow (17.9), so renting first is reasonable for a family that may move within a few years; buying pays off for one that plans to stay.

The houses

Dominion Valley, Piedmont and the old town on Washington Street.

Most Haymarket homes are in planned communities in the county; the historic town is a small grid of streets along Route 55.

Dominion Valley Country Club. A Toll Brothers golf community planned for about 3,000 houses and townhouses, outside the town limits. Inside it, Regency at Dominion Valley is a gated community for buyers 55 and over, with 533 single-family homes, 199 attached homes and 226 condominiums.

Piedmont and the Villages of Piedmont. Planned neighborhoods with Haymarket addresses; the Villages of Piedmont lie southwest of the town. Both are outside the town limits, so they pay county tax only.

The Town of Haymarket. The old town sits on Washington Street (Route 55) between Route 15 and Route 29, with red-brick sidewalks and the Haymarket Museum in the old town hall and school. Greenhill Crossing straddles the town line: part of Greenhill Crossing Drive is inside the town, and the rest of the community is in the county.

New construction. Half the 2026 townhouse sales were builder closings, at a median of $786,128. Ask for the base price, the cost of each option you want, what is included, and the warranty, and compare it with the $689,000 resale median.

What to check. Whether the tax record says Town of Haymarket; the HOA resale package with dues and any golf or club fees; whether a 55+ community's age rules fit your family; and how far the house is from the I-66 ramp at the hour you would leave.

Battlefield High, US News #40 in Virginia, and Gainesville High serve Haymarket.

Every Haymarket address is in Prince William County Public Schools. Battlefield High is in Haymarket, and Gainesville High, which opened in 2021, took some Haymarket-area students from Battlefield.3

I-66 at Route 15, with the Express Lanes starting in Gainesville.

Haymarket sits where Route 15 crosses I-66, at the western end of the Northern Virginia commute. The 66 Express Lanes begin at University Boulevard in Gainesville, and the Haymarket commuter lot at I-66 and Route 15 has 230 spaces for carpools and buses.

The 66 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. OmniRide's Haymarket express route runs from the Haymarket lot to Rosslyn and Ballston, and OmniRide express buses from Gainesville and Manassas reach the Pentagon and downtown DC; check the current schedule before you count on it.5 The VRE Manassas Line starts at Broad Run station in Bristow. Daily life

The Bull Run Mountains on one side, the Manassas battlefield 15 minutes away.

Outdoors and sights. The Bull Run Mountain Conservancy has hiking trails about 15 minutes from town, and Manassas National Battlefield Park, where the First and Second Battles of Bull Run were fought, is about 15 minutes the other way. Silver Lake Park, the Winery at La Grange and the Farm Brewery at Broad Run are close by, and the Haymarket Museum tells the town's story.

Food and groceries. Washington Street has El Vaquero West and Red House Tavern, Watts Road has a Nepali kitchen and a halal grill, and Gainesville has halal meat at Gainesville Halal Market and International Market. Sudley Road in Manassas has two more halal butchers.

Taxes, most Haymarket addresses.4 Unincorporated Prince William County, including Dominion Valley and Piedmont: $0.865 per $100 for 2026, down from $0.906, plus the countywide fire and rescue levy of $0.070, about $0.935 in all. That is roughly $9,280 a year on a $992,500 house, before HOA dues. The county's car tax is $3.50 per $100.
