$675,000 buys a house in Dumfries, $74,900 less than in the county part of Manassas.

At $302 a square foot, a Dumfries house costs about the same per foot as one in Bristow ($304) and less than in Gainesville ($314), Manassas ($318) or Woodbridge ($334). Townhouses also sold for a median of $302 a foot.

Houses. 198 houses sold, from $380,000 to $1,500,000. 83 of them sold above asking and 38% went under contract within a week, a slower pace than Bristow (56%) or Woodbridge (43%). The median buyer paid 100.0% of the list price, and the average house, $710,855, sits above the median because Potomac Shores pulls it up.

Townhouses. 184 sold at a median of $517,500, from $285,000 to $800,000. That is less than Gainesville ($585,000) or Bristow ($570,000) and more than Woodbridge ($472,000). 27% sold above asking. Outside Potomac Shores, the median townhouse sold for $450,000.

Against the neighbors. The chart sets Dumfries against the other Prince William markets and nearby towns across the county lines. Triangle ($662,500), the City of Manassas Park ($634,900), the City of Manassas ($625,000) and Woodbridge ($610,000) cost less at the median; Manassas ($749,900), Bristow ($825,000), Gainesville ($850,000) and Haymarket ($992,500) cost more. Eleven houses and six townhouses closed at zero or one day on market, which usually means new construction sold through the builder, so new homes are a small part of these numbers.

What can you afford in Dumfries? Start from the monthly payment you can live with, not the price. More than one house buyer in three used a VA loan, 71 of 198, against 155 of 721 in Woodbridge and 25 of 149 in Bristow. One townhouse buyer in four, 45 of 184, did the same. Marine Corps Base Quantico is next door, and Fort Belvoir is up I-95.

What that means if you need a loan: a VA offer is ordinary here, not a surprise to a seller. Only 38% of houses went under contract within a week, so a financed buyer with a full pre-approval has more time to look and more room to ask for repairs or closing help than in western Prince William. The houses that do get multiple offers still sell over asking, so decide your appraisal-gap limit before the first showing.

Two zips, two markets. In 22025, the Montclair side, 121 houses sold at a median of $655,000 and 67 townhouses at $465,000. In 22026, which holds Potomac Shores and the Route 1 side, 77 houses sold at $755,000 and 117 townhouses at $597,000. Inside Potomac Shores alone, houses sold for $925,000 and townhouses for $654,990.

A military market. 36% of house buyers and 24% of townhouse buyers used a VA loan, more than in Triangle (14 of 44 houses) or Woodbridge (21.5%). For a seller, that means preparing for a VA appraisal and inspection; for a VA buyer, it means your loan type is familiar to sellers here.

A landlord's numbers, and time to negotiate. A house that sells for $675,000 rents for $3,700 a month, a 6.6% gross yield, close to Woodbridge (6.5%) and the City of Manassas (6.7%) and above Bristow (5.6%). And with only 38% of houses and 33% of townhouses going under contract within a week, buyers have more room here than in Bristow or Gainesville, where more than half sold that fast.

Potomac Shores rents for more: its 49 townhome leases had a median of $3,400 and its 9 house leases $4,300. Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio under 20 means a home sells for relatively few years of rent, so buying is good value for a family staying five years or more; in Bristow the house ratio is 17.9, and on the Fairfax side of Chantilly it is 21.2. Only 48 houses were leased, so treat the house rent as a rough guide.

The houses

Montclair, Potomac Shores and Four Seasons: 108 of the 198 house sales.

Most Dumfries sales come from a few large communities: Montclair, built around a lake and a golf course; Potomac Shores, the newer planned community east of Route 1; and Four Seasons, a 55+ community.

Montclair. Most Montclair homes use a Dumfries 22025 address, so most Montclair sales are counted here: 51 houses at a median of $640,000 and 22 townhouses. The community is built around Lake Montclair, made by damming Powell's Creek, and a golf course that opened in 1972. Montclair has its own property owners association; ask for its dues and rules with the resale package.

Potomac Shores. A planned community just north of the Town of Dumfries and east of Route 1, with a golf club, a middle school that opened in 2021 and a town center that is still filling in. 37 houses sold at a median of $925,000 and 69 townhouses at $654,990. A VRE station is being built there.

Four Seasons in Historic Virginia. A 55+ community built from about 2002 to 2010, with homes designed for single-floor living, some with large basements. 20 houses sold at a median of $642,500.

Smaller communities. Wayside Village had 15 house sales at a median of $675,000 and Country Club Lake 10 at $641,500. Forest Park and Cascade Landing each had 14 townhouse sales and Williamstown 11. The Town of Dumfries itself, chartered in 1749, is a small part of the postal city along Route 1 and Quantico Creek.

What to check. The high school assigned to that exact street; the HOA or owners' association package with dues and any special assessment; whether the house is inside the Town of Dumfries, which adds a town tax; the age of the roof, windows and HVAC on an older Montclair house; and road noise if the lot backs onto I-95 or Route 234.

I-95, Route 1 and the VRE: about an hour to DC and 10 to 20 minutes to Quantico.

Dumfries sits on I-95 and Route 1 between Woodbridge and Marine Corps Base Quantico. Route 234, Dumfries Road, runs from the town past Montclair toward Manassas, and the 95 Express Lanes run north to the Beltway.

The 95 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. The closest VRE Fredericksburg Line stations today are Rippon in Woodbridge and Quantico. A Potomac Shores station is being built next to a 350-space garage finished in late 2024, with construction starting in 2026 and trains expected by 2027. VRE runs weekday trains north through Woodbridge, Lorton, Alexandria and Crystal City to Union Station. OmniRide also runs weekday commuter buses from eastern Prince William to the Pentagon and downtown; check the current routes before you count on one.5 Ahmed will do the 7:45 drive with you before you offer.

Daily life

A town chartered in 1749, Lake Montclair, and a masjid and halal kabobs on Main Street.

Outdoors and sights. The Town of Dumfries received its charter on May 11, 1749, and calls itself the oldest continuously chartered town in Virginia; it grew up at the head of the Quantico Creek harbor, and the Weems-Botts Museum keeps its history. Montclair life centers on Lake Montclair and the golf course, which opened in 1972. Potomac Shores has its own golf club, and Prince William Forest Park, the National Park Service forest near Triangle, is a short drive south. The Rose gaming resort opened in the town in November 2024, and the town cut its 2026 tax rate on the strength of its gaming tax revenue.

Food and groceries. On Main Street in the town, Tasty Kabob Plus serves halal Afghan kabobs steps from the Badr Community Center. Local sit-down favorites include Giorgio's Family Restaurant and the MontClair Family Restaurant on Dumfries Road. For more choice, families drive to Old Bridge Road and Potomac Mills in Woodbridge; a grocery store is planned for the Potomac Shores town center. For halal meat, Sabah Groceries is in Dumfries, and Al-Barakah, Kabul Halal Market and Fair Price are in Woodbridge.

Taxes.4 Prince William County's 2026 real estate rate is $0.865 per $100, down from $0.906, plus the county's fire and rescue levy of $0.07, about $0.935 all in. That is roughly $6,300 a year on a $675,000 house, before HOA dues, and about $1,500 less than the same price would pay in Fairfax County. Montclair and Potomac Shores are outside the town, so that is the whole bill there. Homes inside the Town of Dumfries also pay the town rate, cut from $0.1899 to $0.185 per $100 for fiscal 2027, which adds about $1,250. The county vehicle tax rate was $3.50 per $100 in 2025, with state relief on the first $20,000 of a personal car's value.

Buyers choose Dumfries over the county part of Manassas for $74,900 less at the median, and over Lorton, across the Occoquan in Fairfax County, for $255,000 less ($930,000).
