Park Central. The city's new center beside the VRE station, with the new City Hall and library and the commuter garage. The Village at Manassas Park condominiums and newer townhomes surround it, and plans call for a movie theater and more restaurants. Condominium-regime homes are not counted in this page's numbers.
What to check. The jurisdiction on the tax record (City of Manassas Park or Prince William County), the HOA resale package and dues on a townhouse, and the roof, windows, HVAC and water heater on a 1990s house, all of which an FHA appraiser may look at too.

VRE opened a 740-space garage at Manassas Park station on October 21, 2025, a project of about $35 million: 540 spaces are for VRE riders and Park Central visitors and 200 for city employees, on top of the existing surface lot. Manassas Line trains run on weekdays through Burke Centre, Alexandria and Crystal City to Union Station, so a downtown or Pentagon commuter can read instead of drive.5 On the I-66 Express Lanes, carpools of three ride free with an E-ZPass Flex; everyone else pays a toll that moves with traffic. Daily life
A new City Hall and library at Park Central, Signal Hill Park, and halal butchers on Route 28.
Park Central. The city's new center gathers City Hall, the library and the VRE station in one place, with the commuter garage behind them, and more shops and restaurants are planned. Manassas Drive runs past it with a string of small kitchens, from Lil' Bowl's Thai and Japanese to City Kabob's Afghan plates.
Outdoors. Signal Hill Park is run by the City of Manassas Park, though it sits just over the line in Prince William County. Old Town Manassas, in the City of Manassas next door, is a short drive west, and Manassas National Battlefield Park is beyond it.
Food and groceries. Centreville Road (Route 28) carries Salvadoran and Peruvian counters, a Pakistani buffet and the halal butchers Prime Halal and Barakh. Ghazaly Halal Food on Sudley Road adds a halal butcher with a shawarma counter.
Taxes.4 No Prince William County tax applies inside the city. The city's real estate rate for fiscal 2027 is $1.375 per $100, down from $1.395, about $8,730 a year on a $634,900 house and $6,740 on a $490,000 townhouse, before HOA dues. Assessments rose, so the average homeowner's bill still went up despite the cut; Potomac Local reported an average single-family bill of about $7,298. The same $634,900 house in Prince William County would pay about $5,940 at $0.865 plus the $0.07 fire and rescue levy. The city's vehicle tax is listed at $3.50 per $100 of value; confirm the current year's rate with the Commissioner of the Revenue.
