The median single-family home with a Round Hill address sold for $850,000 in 2026 and went under contract in five days, and 39% sold above the asking price.

Round Hill is a small incorporated town on Route 7, at the foot of the Blue Ridge, with its own real estate tax. A "Round Hill, VA" address (zip 20141) covers more than the town: county land around it shares the mailing address, and there the town tax does not apply. This page covers the whole Round Hill mailing area: what a house or townhouse costs, how buyers pay, what a house rents for, which schools it feeds, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales, pulled on October 4, 2026, not from a listing site's estimate.

All sales have a Round Hill mailing address, zip 20141, inside the town or in the county around it. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condominium-regime homes are left out of both. Prices

$850,000 for a Round Hill house in 2026, and $485,500 for one of 7 townhouses.

The median Round Hill house cost $70,000 less than in Purcellville ($920,000) and $290,000 less than in Leesburg ($1,140,000), the same as in Lovettsville, and $70,000 more than in Sterling ($780,000). Per square foot it was $320, against $352 in Purcellville and $373 in Leesburg.

Houses. 93 houses sold, from $535,000 to $4,600,000; the median one had 3,626 square feet on 0.4 acres. 39% sold above asking (36 of 93), more than in Purcellville (35%) and less than in Leesburg (46%), and 57% went under contract within a week. The median house took 5 days, against 6 in Purcellville and Leesburg, 7.5 in Hamilton and 16.5 in Lovettsville. 34 houses, 37%, sold for $1 million or more.

Townhouses. 7 sold at a median of $485,500, from $375,000 to $540,000, and 5 of the 7 sold above asking. That is less than Purcellville ($584,000) or Sterling ($592,500), though at $356 per square foot it is more per foot than a Leesburg townhouse ($314); seven sales are too few to call a trend.

Against the county. Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180) and Purcellville ($920,000) cost more. Lovettsville ties Round Hill at $850,000, and Sterling ($780,000) costs less.

Median single-family sale price, Loudoun County, 20262

Median single-family sale price in 2026: Round Hill against nearby markets Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.

Bright MLS closed sales, 2026 year to date, County = Loudoun, filtered to detached houses with 3+ bedrooms and 2+ full baths, condominium-regime homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.

In all, 96 detached homes and 7 townhouses closed with a Round Hill address in 2026; 93 of the 96 houses had at least three bedrooms and two full baths. The top sale, $4,600,000 in cash for a house on 78 acres, closed at 84% of its $5,500,000 list price; it helps lift the average to $1,010,421, so the median is the better guide to a typical house. 15 houses show 0 or 1 day on market, which usually means a builder sale or a house sold before it was publicly listed. The lowest house sale, $535,000, sits above the lowest in Purcellville ($425,001) or Lovettsville ($420,000).

What can you afford in Round Hill? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town's small real estate tax on top of the county's, and a subdivision may add HOA dues; the calculator adds them for you.

Follow the money

12 of 93 Round Hill house buyers paid cash, and 7 of them paid $1.16 million or more.

In 2026, cash buyers spent $17.8 million of the $94.0 million paid for Round Hill houses, 19.0% of the dollars. Their median house was $1,205,000 against $826,000 financed.

Share of sales paid in cash, by home type

Cash share of Round Hill sales in 2026, by home type Houses 13% (12 of 93); townhouses 0% (0 of 7).

About one house buyer in eight paid cash, 12.9%: less than in Purcellville (19.7%), about the same as Leesburg or Sterling (13.2%), and a little more than Lovettsville (11.8%) or Hamilton (10.4%). Cash sits at the top of the price range: 7 of the 12 cash buys were at $1.16 million or more, and the $4,600,000 top sale alone is about a quarter of the cash dollars. None of the 7 townhouse buyers paid cash.

How 93 Round Hill house purchases were paid for

Financing of Round Hill single-family sales in 2026 Conventional loans 65 sales, 70%; cash 12, 13%; VA loans 12, 13%; FHA 4, 4%.
Conventional loanCash, VA and FHA

About one house buyer in eight used a VA loan, 12 of 93, as many as paid cash, against 13 of 122 in Purcellville and 45 of 433 in Leesburg. Four more used FHA loans, and the other 65 a conventional loan.

What that means if you need a loan: 81 of 93 house buyers financed, and only 5 of the 12 cash buys were under $1.16 million, so below that price a financed offer is the normal one. What wins is a full pre-approval, an inspection plan you decided before the showing, and speed: 57% of houses went under contract within a week and 39% sold above asking. Above $1.16 million, plan on a cash offer being in the mix.

Townhouses: all 7 buyers financed, and 5 of the 7 paid more than the asking price. The financing split above covers the 93 houses.

The interesting facts

93 of Round Hill's 100 sales were houses, and the top one was $4,600,000 in cash for 78 acres.

Four things in the 2026 numbers that set Round Hill apart.

$4.6MTop house sale, paid in cash on 78 acres, against a $535,000 low
7Townhouses sold all year, at a $485,500 median, and none leased
6.6¢Town real estate tax per $100, inside the town limits only
0.4 acresMedian lot of a house sold, with 3,626 square feet

Check the town line, not the zip. The Town of Round Hill adds 6.6 cents per $100, about $560 a year on an $850,000 house, but the 20141 mailing area is larger than the town. Addresses in the county around it pay only Loudoun County's tax, and the tax record tells you which side an address is on.

Subdivision lots, with estates at the top. The median house sat on 0.4 acres, against 0.8 in Purcellville, 2.2 in Hamilton and 3.1 in Lovettsville, and the MLS subdivision counts include Lake Point (14 sales), Stoneleigh (13) and the Bluffs at Sleeter Lake (10). House sales still ran from $535,000 to $4,600,000, a wider spread than in Purcellville ($425,001 to $3,250,000) or Hamilton ($595,000 to $2,900,000), and the $4.6 million estate helps lift the average to $1,010,421, $160,421 above the median. That is why this page leads with the median.

Townhouses are rare. Only 7 sold in 2026, between $375,000 and $540,000, none for cash, and 5 of the 7 above asking; no townhome was leased all year. With so few sales, one closing can move the median, so price a townhouse against the individual sales, not the median.

Rent or buy

A Round Hill house sells for 18.6 times its yearly rent.

A Round Hill house rents for a median of $3,800 a month and sells for $850,000, a price-to-rent ratio of 18.6 and a gross rental yield of 5.4%.1

Median monthly rent$3,800
Rent range$2,800 to $4,850
Price-to-rent ratio18.6

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Round Hill's 18.6 is a little under Purcellville's 19.0, where a house rents for $4,025 against a $920,000 price, and well under Leesburg's 22.4 ($4,250 against $1,140,000), so buying pays off a little sooner here for a family that plans to stay. With only 12 leases, from $2,800 to $4,850, treat the rent as a guide, not a quote. No townhomes were leased in Round Hill in 2026, so there is no townhouse rent to compare.

Own in Round Hill already? With house sales from $535,000 to $4,600,000, a website estimate can miss by a lot. Ahmed runs a real comparative analysis against the closed sales nearest your house, not an algorithm's guess.

The houses

The Villages at Round Hill's 1,200 homes, Stoneleigh's golf course, and country lots under the Blue Ridge.

Round Hill addresses run from a large planned subdivision to golf-course houses and country property at the foot of the mountains.

The Villages at Round Hill. More than 1,200 houses and townhomes, built from 1997 to 2014. Sleeter Lake Park, an 11-acre lakefront park with a picnic area and a soft launch for kayaks and canoes, is in Round Hill, and the Bluffs at Sleeter Lake is a neighborhood by the lake.

Stoneleigh. Just over 140 homes around Stoneleigh Golf & Country Club. The course opened in 1992, the year the first residents moved in.

The town and the country around it. Tammy's Diner is on East Loudoun Street in the town, and addresses inside the town limits pay the town tax. Beyond the subdivisions, a Round Hill address can be a house on several acres, and the $4,600,000 top sale in 2026, on 78 acres, shows how far up the range goes.

What to check. Whether the address is inside the town on the tax record; the HOA resale package with dues and any special assessment; on a country lot, the well, the septic system and the driveway in winter; and how long the drive east to Route 7 and Leesburg really takes at rush hour.

Ahmed will do the 7:30 drive with you before you offer.

Daily life

Sleeter Lake, the Blue Ridge, and a town tax of 6.6 cents per $100.

Outdoors and sights. Sleeter Lake Park has 11 acres on the water, a picnic area and a soft launch for kayaks and canoes. The Blue Ridge rises just west of town, with the Appalachian Trail along the crest, and the western end of the W&OD Trail is in Purcellville, a few minutes east.

Food and groceries. In Round Hill, Tammy's Diner is on East Loudoun Street and More Better, a beer hall, is on Route 7. Bluemont Station, a farm brewery and winery, and Horseshoe Curve are in Bluemont, about ten minutes away. For halal meat, Eastern World Market on East Market Street in Leesburg is about 20 to 25 minutes east, next to Taste of Lebanon and Red Kabob.

Taxes, inside the Town of Round Hill.4 Loudoun County's $0.805 per $100 plus the town's $0.066, about $0.87 all in: roughly $7,400 a year on an $850,000 house, or $4,200 on a $485,500 townhouse. On cars, the town adds $1.15 per $100 (its FY2026 rate; the FY2027 draft budget cuts it to $1.14) to the county's $3.09.

Taxes, outside the town. Round Hill addresses outside the town limits pay only the county: roughly $6,800 a year on an $850,000 house and $3,900 on a $485,500 townhouse, before HOA dues, and $3.09 per $100 on cars. Ask Ahmed to check the tax record before you offer.

Where to eat

Up to five picks per cuisine, the one doing best at the top, and halal marked. Round Hill's own kitchens are a diner, a beer hall and the farm breweries toward Bluemont and Purcellville. For halal Middle Eastern food and Indian cooking you drive 20 to 40 minutes, and each pick says where.7

Closed, so not listed: Mediter Rustic Cuisine on Purcellville Gateway Drive and 5 Tara Authentic Indian Cuisine in Leesburg show as closed on Yelp. Drive times to each pick are estimates from the Town of Round Hill. Rankings weigh current Yelp ratings by review count and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Who buys here

Buyers who want a house under the Blue Ridge for $290,000 less than in Leesburg.

Families who want a detached house, more land or a mountain view for less than eastern Loudoun: the median Round Hill house cost $850,000, against $1,140,000 in Leesburg and $1,186,700 in Ashburn. First-time buyers looking at the handful of townhouses, 7 sales at a $485,500 median. Military and veteran families, 12 of whom used a VA loan. And buyers who want country property, up to the $4,600,000 top sale.

Buyers choose Round Hill over Purcellville for $70,000 less at the median, and over Sterling for a house under the mountains at $70,000 more. They accept a long drive, 75 minutes or more to downtown DC, and 20 to 25 minutes to the nearest masjid and halal butcher in Leesburg. Inside the town they pay 6.6 cents per $100 on top of the county rate; outside it, the county rate alone. If you are torn, drive the commute at rush hour first; the price follows.
