Closed sales, 2026 year to date1

The median single-family home in Lovettsville sold for $850,000 in 2026, the same as in Round Hill, on a median lot of 3.1 acres, and the typical house spent 16.5 days on the market.

Lovettsville is a small incorporated town in northwestern Loudoun County, about 2,700 people in 2024, a mile from the Potomac and three miles south of Brunswick, Maryland. A "Lovettsville, VA" address (zip 20180) covers much more than the town: the farms and houses in the countryside around it share the address but pay no town tax. This page covers the whole Lovettsville mailing area: what a house costs, how buyers pay, what it rents for, which schools it feeds, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales in 2026, pulled on October 4, 2026, not from a listing site's estimate.

Prices

$850,000 for a Lovettsville house in 2026, the same median as Round Hill.

The median Lovettsville house cost $70,000 less than in Purcellville ($920,000) and $290,000 less than in Leesburg ($1,140,000), and $70,000 more than in Sterling ($780,000). It bought a big house on a big lot: 3,866 square feet on 3.1 acres, at $323 a square foot.

Houses. 68 houses sold, from $420,000 to $2,400,000, at an average of $928,848; 20 of them sold for $1 million or more. The median lot, 3.1 acres, is the largest of the four western towns: Lovettsville, Hamilton (2.2 acres), Purcellville (0.8) and Round Hill (0.4). The median house spent 16.5 days on the market, against 5 in Round Hill, 6 in Purcellville and 7.5 in Hamilton, and 38.2% went under contract within a week, against 57.0% in Round Hill and 54.7% in Leesburg. 23 of 68 (33.8%) sold above asking, and the average sale closed at 99.6% of the list price.

Townhouses. Only 3 townhouses sold, at a median of $395,000, from $359,900 to $495,000, with a median 1,440 square feet. That is too few sales to call a market. For a real townhouse choice in western Loudoun, Purcellville had 30 sales at a median of $584,000, and Leesburg's median townhouse was $700,000.

Against the county. Lovettsville ties Round Hill at $850,000. Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180) and Purcellville ($920,000) cost more; Sterling ($780,000) costs less. Per square foot the order changes: a Lovettsville house sold for a median $323, against $373 in Leesburg, $384 in Sterling and $385 in Ashburn, and $320 in Round Hill, $352 in Purcellville and $360 in Hamilton.

Median single-family sale price, Loudoun County, 20262

Median single-family sale price in 2026: Lovettsville against nearby markets Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.

Bright MLS closed sales, 2026 year to date, County = Loudoun, filtered to detached houses with 3+ bedrooms and 2+ full baths, condominium-regime homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.

With 3 townhouse sales, the townhouse column describes three homes, not a trend. The top one closed at $495,000 against a $250,000 list price, most likely a list-price error or a deliberately low starting price; it is the one townhouse counted as sold above asking, and it would distort a townhouse sold-to-list figure, so none is shown. None of the 68 house sales stood out as an outlier.

What can you afford in Lovettsville? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town's real estate tax on top of the county's, and outside town a well and septic system need their own upkeep; the calculator adds the taxes for you.

Follow the money

8 of 68 Lovettsville house buyers paid cash, about one in eight.

In 2026, cash buyers spent $7.3 million of the $63.2 million paid for Lovettsville houses, 11.6% of the dollars. Their median house was $892,500 against $850,000 financed, a far smaller gap than in Purcellville ($1,237,500 against $907,500) or Round Hill ($1,205,000 against $826,000).

Share of house sales paid in cash

Cash share of Lovettsville single-family sales in 2026 Houses 12% (8 of 68).

11.8% of Lovettsville houses sold for cash, less than in Purcellville (19.7%) or Round Hill (12.9%), a little more than in Hamilton (10.4%), and close to Leesburg and Sterling (13.2% each). Cash came at both ends of the price range: 3 of the 17 houses under $710,000 and 3 of the 17 above $1.09 million, against 2 of the 34 in between.

How 68 Lovettsville house purchases were paid for

Financing of Lovettsville single-family sales in 2026 Conventional loans 47 sales, 69%; cash 8, 12%; VA loans 9, 13%; FHA and other 4, 6%.
Conventional loanCash, VA, FHA and other

9 of 68 house buyers used a VA loan, one more than paid cash, a 13.2% share against 10.4% in Leesburg (45 of 433) and 10.7% in Purcellville (13 of 122). The other small loans were 2 FHA loans and 2 assumable loans, where the buyer took over the seller's mortgage.

What that means if you need a loan: between $710,000 and $1.09 million you are mostly competing with other financed buyers, since only 2 of the 34 houses there sold for cash. With a median of 16.5 days on the market there is usually time for inspections and an appraisal, but one house in three still sold above asking, so a full pre-approval matters. On a house with a well and septic system, put those inspections in your offer from the start.

Townhouses: 1 of 3 buyers paid cash; three sales are too few to read anything into.

The interesting facts

Lovettsville houses spent a median 16.5 days on the market, against 5 to 7.5 in nearby towns.

A little more time to decide. Houses here sell more slowly than in Round Hill, Purcellville or Hamilton: 38.2% went under contract within a week, against 57.0% in Round Hill, 54.1% in Purcellville and 50.0% in Hamilton, and the average house closed at 99.6% of its list price. A median of 16.5 days gives a buyer time for a second visit and the inspections a country house needs, and it tells a seller that the price has to be right from the first day.

Check the town line, not the zip. The Town of Lovettsville adds its own real estate tax, but most of the land with a Lovettsville address is outside the town limits and pays only the county. The zip does not tell you which side a house is on; the tax record does.

Almost all houses. 68 houses and 3 townhouses sold in 2026; 7 houses and no townhomes were leased. If you want a townhouse or a rental, the choice here is thin; Purcellville and Leesburg have far more of both.

Rent or buy

A Lovettsville house sells for 20.2 times its yearly rent.

A Lovettsville house rents for a median of $3,500 a month and sells for $850,000, a price-to-rent ratio of 20.2 and a gross yield of 4.9%. Only 7 houses were leased, so treat the rent as a rough guide.1

MeasureHouses

Median monthly rent$3,500
Gross rental yield4.9%
Rent range$3,300 to $4,150

Gross yield is before the mortgage, tax, insurance and upkeep. A ratio around 20 means renting and buying are close to fair value against each other: a Leesburg house sells for 22.4 times its rent, a Purcellville house for 19.0 ($920,000 ÷ $48,300) and a Round Hill house for 18.6 ($850,000 ÷ $45,600). With 7 leases, one unusual rental could move the Lovettsville median, so ask for current rents before you decide. The 7 leases ran from $3,300 to $4,150 a month, and no townhomes were leased in Lovettsville in 2026.

Own in Lovettsville already? Houses here took a median 16.5 days to sell this year, so the asking price matters more than in eastern Loudoun. Ahmed runs a real comparative analysis against the 71 sales on this page and the western Loudoun towns around it, not a website estimate.

The houses

Quarter-acre lots laid out in 1820, newer streets in town, and farmland toward the Potomac.

The town grew from the lots David Lovett laid out in 1820; around it, the 20180 countryside runs to the Potomac about a mile away.

The old center. In 1820 David Lovett divided his land into quarter-acre lots, and the building boom that followed gave the place the name Newtown before it became Lovettsville in 1828. The oldest houses are in the center of town, close to the restaurants on East Broadway.

The rest of the town. The town limits also take in newer houses beyond the old center and the shops on Town Center Drive and Town Square. Addresses inside the limits pay the town tax, and the town runs its own water and sewer system.

The countryside (20180). Outside the town, the Lovettsville address covers farms, vineyards and houses on acreage. These pay only the county tax, and many are on a private well and septic system.

What to check. Whether the address is inside the town on the tax record; on a country house, the well's flow and water quality and the septic inspection; the age of the roof, windows and HVAC on an older house; and the drive to work at the hour you would leave.

Commute

Route 287 and Route 7 to Loudoun's jobs, or the MARC train from Brunswick, 3 miles north.

Lovettsville sits on Route 287, which runs south toward Purcellville and Route 7 and north over the Potomac on the Brunswick bridge into Maryland. Leesburg, the Dulles Greenway and the Silver Line's Ashburn station are to the east; MARC's Brunswick Line runs weekday commuter trains from Brunswick to Washington Union Station.

Weekday at 8 am from the center of Lovettsville. Drive times are estimates; the low end is a normal day, the high end a bad one.6

Daily life

An Oktoberfest every fall, farm breweries and vineyards, and the Potomac a mile from town.

Outdoors and sights. The town keeps its German roots with an Oktoberfest every fall and a Christkindlmarkt in December. The Potomac is about a mile from town. Stockyard Brewery is a family-friendly brewery on a farm, with a scratch kitchen, live music, fire pits and Blue Ridge views, and Hiddencroft Vineyards is in the countryside nearby. The W&OD Trail ends in Purcellville, about 20 minutes south.

Food and groceries. In town, Market Table Bistro on East Broadway, Train to Mumbai's farm Indian kitchen on Town Center Drive and Rasco NY Pizza on Town Square. For halal meat and a masjid, plan on Leesburg, about 25 to 30 minutes away: Eastern World Market and ADAMS Leesburg.

Taxes, inside the Town of Lovettsville.4 Loudoun County's $0.805 per $100 plus the town's $0.144, about $0.95 all in: roughly $8,100 a year on an $850,000 house, or $3,700 on a $395,000 townhouse. The town also runs its own water and sewer, with rates up 3% for 2026-27. One small area, the Frye Court Service District, has its own district rate; check the tax bill if a listing is there.

Taxes, outside the town. Lovettsville addresses outside the town limits pay only the county: roughly $6,800 a year on an $850,000 house. On cars, Loudoun County charges $3.09 per $100 for 2026; ask whether the town adds its own vehicle tax if you buy inside the limits.

Where to eat

"Ahmed, where do you go to eat?" The Lovettsville list.

The best picks in town first, then the nearest good Indian, Pakistani and Middle Eastern kitchens, with how far each one is and halal marked. The halal kitchens are in Leesburg, about 25 minutes south.7

Closed, so not listed: 5 Tara Authentic Indian Cuisine in Leesburg shows as closed on Yelp in 2026. No Afghan or Persian kitchen was found within about 25 minutes; the nearest is in Sterling. Rankings weigh current Yelp ratings by review count, critics' lists and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Drive times to restaurants are estimates. Know one that belongs here? Tell Ahmed.

Who buys here

Buyers who want a small town and some land, for $336,700 less than Ashburn.

Families who want a house with some land near a small-town main street; buyers moving west from eastern Loudoun for a lower price, $850,000 at the median against $1,186,700 in Ashburn or $1,140,000 in Leesburg; and DC commuters who can ride MARC from Brunswick instead of driving.

Buyers choose Lovettsville over Purcellville for about $70,000 less at the median and the train station across the river, and accept fewer shops in town and a longer drive to Route 7. Against Round Hill, farther west on Route 7, the median is the same, so the choice comes down to the commute: Lovettsville looks north to Maryland and east to Leesburg. For Muslim families, the nearest masjid and halal butcher are in Leesburg, about 25 to 30 minutes away. If you are torn, decide on the commute and the high school first; the price follows.
