Prices

The median Hamilton house cost $60,000 more than in Leesburg ($1,140,000) and $280,000 more than in Purcellville ($920,000), on 48 sales against 433 and 122. Per square foot it cost less than Leesburg, $360 against $373, because the median Hamilton house was bigger: 4,935 square feet on 2.2 acres, against about 4,200 square feet in Leesburg.
Houses. 48 houses sold, from $595,000 to $2,900,000, at a median of $1,200,000 and an average of $1,167,573, and 27 of them, 56%, sold for $1 million or more. The median house was on the market 7.5 days, a little longer than Purcellville (6) or Round Hill (5) and well under Lovettsville (16.5), and half went under contract within a week. 14 of the 48 sold above asking, 29%, against 35% in Purcellville, 34% in Lovettsville, 39% in Round Hill and 46% in Leesburg; the average sold-to-list was 100.1%. A spread that wide means the median can sit far from the house you want; compare against the sales closest to it in size, land and location.
Townhouses. Two sold all year, at $475,000 and $505,000, for a median of $490,000, or $357 a square foot on a median of 2,043 square feet. Neither sold above asking, and one of the two went under contract within a week. That is too few to call a market. For a townhouse nearby, Purcellville had 30 sales at a median of $584,000 and Leesburg 254 at $700,000.
Against the county. Aldie ($1,348,862) and Brambleton ($1,204,938) cost more; Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less.

The top sale, $2,900,000, was a house on 15 acres. Hamilton houses and townhouses together sold for $57.0 million in 2026. How 48 Hamilton house purchases were paid for
Three house buyers in four used a conventional loan, 36 of 48. Five used a VA loan, 10.4%, the same share as in Leesburg (45 of 433), and two used an FHA loan.
What that means if you need a loan: nine in ten buyers here financed too, and cash showed up only once or twice in each price range, so you are mostly competing with other financed offers, not cash. The median house still went in about a week, so have a full pre-approval before you tour. On a rural house, ask your lender early about the appraisal, the well and septic inspections and any outbuildings, because those can slow a financed closing.

Four things in the 2026 numbers that set Hamilton apart.
Check the town line, not the zip. The Town of Hamilton adds its own real estate tax, but many Hamilton addresses are outside the town, on county land. The zip does not tell you which side of the line a house is on; the tax record does.
Bigger houses, not a higher price per foot. Hamilton houses sold for $360 a square foot, against $373 in Leesburg, $352 in Purcellville, $323 in Lovettsville and $320 in Round Hill. Of the four western towns, Purcellville, Round Hill, Lovettsville and Hamilton, Hamilton had the largest median house, 4,935 square feet, and only Lovettsville's median lot (3.1 acres) was bigger than Hamilton's 2.2. Hamilton's median came out above Leesburg's on about a tenth as many sales, so treat the gap with care: 48 sales say what a typical house cost in 2026, not whether prices are rising or falling.
Houses, not townhouses. Two townhouses sold in Hamilton in 2026, so a buyer who needs a townhouse will be looking in Purcellville or Leesburg. Renters face the same thin market: four houses leased all year, and no townhomes.

Gross yield is before the mortgage, tax, insurance and upkeep. A ratio near 29 means a house rents very cheaply for what it costs to buy, higher than Leesburg (22.4 on 55 leases) or Purcellville (19.0 on 14). For a family that may move within a few years, renting in Hamilton is good value when a house comes up; the trouble is that few do. The houses
A town that began as Harmony in the 1700s, and county land around it from $595,000 to $2.9 million.
The town itself is small and old; many Hamilton addresses are outside it, on the farms and country roads of western Loudoun.
The town. The first house here went up in 1768, and the area took the name Harmony from a family estate. A post office opened under the name Hamilton in 1835, the W&OD Railroad ran through on its way to Purcellville and Bluemont, and the town was incorporated in 1875. By 1900 it was the county's second-largest town. Today about 600 people live inside the town limits, along Colonial Highway and the streets off it, and pay the town tax.
Outside the town. The rest of 20158 is county land: houses on bigger lots, farms and country roads around the town. That is where the wide price range comes from, from $595,000 to $2,900,000. Across all of 20158, the median house sold in 2026 had 4,935 square feet on 2.2 acres, and the $2,900,000 top sale came with 15 acres. These addresses pay only the county tax.
What to check. Whether the address is inside the town on the tax record; whether the house is on public water and sewer or a well and septic system, and when they were last inspected; internet service, which varies road by road in rural Loudoun; any easement on the land; and road noise on lots near the Route 7 bypass.
Schools
Hamilton Elementary and Harmony Middle are in town, and Harmony feeds Woodgrove High in Purcellville.
All of Hamilton is Loudoun County Public Schools, inside the town or out. Harmony Middle feeds Woodgrove High; Loudoun Valley High, also in Purcellville, is the other western Loudoun high school. High school assignment goes by address, so check the street.3

Commute
Route 7 to Leesburg in 10 to 15 minutes, then the Greenway or a commuter bus east.
Hamilton sits on Colonial Highway, the old Route 7, with the Route 7 bypass running past the town. Every commute east starts with the drive to Leesburg; from there the Dulles Greenway, a private toll road, runs to Dulles Airport and the Toll Road, and the free Route 7 runs east to Tysons.

The Harmony park-and-ride lot is on East Colonial Highway in Hamilton, and Loudoun County Transit's Route 40 Purcellville Connector runs on weekdays from Purcellville through Hamilton to the Loudoun County Government Center in Leesburg. The commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC leave from the Leesburg Park and Ride on Gourley Transit Drive, in the morning and late-afternoon rush only.5 The Greenway saves time but its toll is an extra monthly bill. The W&OD Trail runs through town to Leesburg and Purcellville, for anyone who can bike to work. Ahmed will do the 7:30 drive with you before you offer.
Daily life

Outdoors and sights. The W&OD Trail follows the old railroad bed through Hamilton, east to Leesburg and on toward Arlington, and west to its end in Purcellville. Around the town are the farms, wineries and country roads of western Loudoun.
Food and groceries. In town, Hamilton Station Gastropub has fed locals since 1991. Purcellville's North 21st Street, a few minutes west, has Magnolias at the Mill and Monk's BBQ. For halal meat and Middle Eastern, Afghan and South Asian groceries, Eastern World Market is on East Market Street in Leesburg, with two halal kitchens on the same street.
