Ashburn sits in the middle of eastern Loudoun's prices: less than Aldie ($1,348,862) or Brambleton ($1,204,938), more than Leesburg and South Riding ($1,140,000), and $406,700 more than Sterling ($780,000).
Houses. 255 sold, from $620,000 to $2,950,000, at a median of $1,186,700 and $385 a square foot. Nearly half sold above asking and 62% went under contract within a week, against 29% and 44% in Brambleton, which shares zip 20148.
Townhouses. 408 sold at a median of $740,000 and $320 a square foot, more than Aldie ($729,000) or Leesburg ($700,000) and less than Brambleton ($840,000). A third sold above asking. Townhouse buyers spent $313.8 million in 2026, almost as much as house buyers' $321.3 million.
Two zips. 20147, home to Ashburn Farm and Belmont, had 175 house sales and 250 townhouse sales; 20148, minus Brambleton and Broadlands, had 80 and 158.

Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Check the postal city, not the zip. A search by zip 20148 mixes three markets. Brambleton's median house sold for $1,204,938 and its median townhouse for $840,000; Broadlands' for $1,127,180 and $720,000. Bright MLS keeps them apart, and so does this page.
Townhouse country. Ashburn sold 408 townhouses in 2026, against 210 in Sterling and 83 in Brambleton, and buyers spent almost as much on them as on houses. For a first purchase in eastern Loudoun, that is a lot of choice.
Renting a townhome? 655 were leased in Ashburn in 2026, at a median of $3,300, against 272 in Sterling at $3,025 and 115 in Brambleton at $3,600. Even Alexandria's Fairfax County part, at 498, leased fewer.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Ashburn Farm's 3,844 homes, Ashburn Village and gated Belmont.
Much of Ashburn is planned communities with an HOA, ponds and trails, and builders are still selling new homes.
Ashburn Farm (20147). 3,844 homes: 1,806 single-family houses, 1,416 townhomes, 460 condominiums and 162 apartments, around five ponds, winding roads and wooded lots. The HOA is strict, which keeps the look of the neighborhood consistent.
Ashburn Village. A large planned community with several sub-associations, among them the Lakeshore and Four Seasons condominiums and The Regency at Ashburn. Condominium-regime homes are not counted in the numbers on this page.
Belmont Country Club (20147). A gated golf community around an 18-hole Arnold Palmer Signature course, 2,157 Toll Brothers homes in villages named for famous golf courses, with townhomes, carriage homes and single-family houses.
New construction. About 32 house sales and 38 townhouse sales closed in a day or less in 2026, the pattern of builder sales, and one new house closed 28% over its list price with upgrades. Ask for the builder's base price, what is included, and the warranty.
What to check. The postal city and the high school on the tax record, not the zip on the listing; the HOA resale package with dues and any special assessment; and what is planned on the empty land nearby, because eastern Loudoun is the heart of Data Center Alley and new data centers and power lines keep going up.

Brambleton, Broadlands and part of Ashburn share zip 20148, and high school lines do not follow the postal city: Independence alone serves both Ashburn and Brambleton. Two houses a mile apart can feed different high schools, so check any address at the LCPS school locator, and ask Ahmed to confirm it before you offer.
Commute
Two Silver Line stations, and 50 to 85 minutes to downtown DC by car.
The Silver Line ends at Ashburn station, with Loudoun Gateway one stop east, and the Dulles Greenway, Route 7 and Route 28 carry the drivers.

Ashburn and Loudoun Gateway opened on November 15, 2022. Parking at the Ashburn South garage is $4.95 a day, and a weekday ride downtown costs up to $6.75, Metro's fare cap. Loudoun County Transit has moved its commuter buses from the Dulles Transit Center to the Ashburn South Metrorail garage and began commuter service at Loudoun Gateway on April 1, 2026.5 The Dulles Greenway is the fast road east but costs a car $5.80 at peak; its operator has asked the State Corporation Commission to raise that to $6.75, and the county is opposing it. Route 7 and Route 28 are the free alternatives. Ahmed will do the 7:45 drive with you before you offer.
Daily life
A reservoir loop, the W&OD Trail and a tax of $0.805 per $100.
Outdoors and sights. Reservoir Park on Water Vista Drive, run by NOVA Parks, sits on Beaverdam Reservoir, with a walking-only trail that loops the water. The 45-mile W&OD Trail runs through Ashburn near Smith Switch. Ashburn Farm has its ponds and Belmont its golf course, and the data center campuses around Ashburn are the reason people call this Data Center Alley, the densest cluster of data centers in the world.
Food and groceries. Afghan kabob houses on Truro Parish Drive and in the Ashburn Shopping Plaza, Indian restaurants on Beaumeade Circle and Southern Walk Plaza, and halal butchers at Mahi Bazar, More Ind-Pak Groceries and Super Halal Market.
Taxes.4 Ashburn is unincorporated, so there is no town tax. Loudoun County's 2026 rate is $0.805 per $100, unchanged in the budget adopted April 7, 2026: roughly $9,550 a year on a $1,186,700 house and $5,960 on a $740,000 townhouse, before HOA dues. The same house in Fairfax County, at about $1.15 all in, would pay about $13,700.
Car tax. Loudoun's vehicle rate is $3.09 per $100 for 2026 and is set to fall to $2.94 in 2027, against $4.57 in Fairfax County.
