- You don't want to compete. Almost half the houses sold over asking, so a calm, no-bidding purchase is rare here.

Buyers choose Vienna over McLean for the town centre, the Orange Line seat and about $850,000 of median. They choose it over Oakton and Reston for the walkability. The ones who leave are usually the teardown sellers cashing out a 1960s house to a builder, and families trading up to Great Falls for the acre.

What $1.453 million buys, and what the range looks like.
Vienna's cheapest single-family sale of 2026 was $725,000 and its dearest was $4.5 million, and the middle of the market is a tight band: 171 of the 428 houses sold between $1 million and $1.5 million.
The typical Vienna house is a 1955 to 1975 split-level, colonial or rambler on a quarter to half acre in the town grid around Maple Avenue and Church Street, or in Wolf Trap, Hunter Mill and the Oakton side of 22181. It sells one of two ways. Updated, it goes at $1.2 million to $1.6 million to a family, usually with an escalation clause. Original, it goes for the lot, half the time to a builder paying cash, and the new 5,000-square-foot house that replaces it closes at $2 million to $2.9 million. Above $3 million (18 sales) is Wolf Trap acreage and the biggest rebuilds.
Townhomes are a real market here, unlike Great Falls: 102 sold this year at a median of $811,557, from $590,000 to $1.23 million, clustered in 22181 (48 sales) and 22182 (34). They took 6 days to go under contract and 55% sold above asking.
By zip: 183 houses sold in 22180, the town itself; 89 in 22181, the Oakton side; 156 in 22182, Wolf Trap and the Tysons edge. At $542 per square foot for houses, Vienna sits between the county ($457 in September) and McLean ($625).

In 2026, 99 of 428 single-family sales closed without a mortgage, and almost half of the houses under $1 million were bought for cash: builders and investors buying the lot.

Cash buyers paid less, not more: a median of $1,326,000 against $1,500,000 for financed buyers, because they are buying the house for its lot. They closed in 5 days against 6, and both groups paid the full asking price at the median. Cash was 22% of the dollars, $157 million of $708 million.
What that means if you need a loan: in the $1.2 million to $2 million family market, four out of five of your competitors are financing too, so the loan is not what loses the house. The escalation clause is. In 2026, 195 Vienna houses sold above asking, and six in ten went under contract within a week. Ahmed's rule: a full pre-approval, an escalation cap you decided on before the open house, and an appraisal gap you can actually cover.
Townhomes: 20 of 102 sales were cash (20%), and those buyers spent $17.2 million of $85.9 million (20%). The cash median was $850,000 against $800,000 for financed townhomes. "Other" financing combines 17 sales with mixed, assumable, builder, negotiable and FHA terms; mixed cash-and-loan deals were counted as financed, so the true cash share is slightly higher.

A busy market, and one where a townhome almost pays for itself.
Four things in the 2026 numbers that are true of Vienna and not of McLean or Great Falls.
Volume. Vienna's three zips closed 530 houses and townhomes between January 1 and October 2, 2026, which is why there is always something to see on a Saturday and why prices here move on evidence, not on one sale.
Competition. A sold-to-list median of exactly 100% hides the split: half the houses went for more than asking, and the half that did not were the original ones waiting for a builder. Price a renovated Vienna house at the number you want and let the escalations do the rest.
Townhomes. With a price-to-rent ratio of 17.8, a Vienna townhome is a home where buying beats renting on the monthly math for a family that stays five years. It is also the investor's play: 189 leases this year, 19 days to lease.

For a townhome, buying in Vienna is close to paying for itself.
A single-family home rents for a median of $4,800 a month and sells for $1.453 million, a price-to-rent ratio of 25; a townhome rents for $3,800 and sells for $811,557, a ratio of 17.8, under the 20 where buying starts to win.1

Gross yield is before the mortgage, tax, insurance, HOA and upkeep. A Vienna house is bought for Madison, the lot and the Metro, not for income. A Vienna townhome is different: at 5.6% gross with 189 leases a year behind it, it is a property an investor can underwrite without squinting, and the one a family can buy at 30 knowing the rent covers most of the payment if they move.

The houses
A real town, a quarter acre, and a builder waiting for your lot.
The incorporated Town of Vienna is 16,600 people on a grid of post-war lots around Maple Avenue, with its own council, police and tax; the Vienna mailing address spreads to Oakton, Wolf Trap and the edge of Tysons.
The original stock. Split-levels, ramblers and colonials from 1955 to 1975 on a quarter to half acre: the town grid between Maple and the W&OD trail, Windover Heights, Westwood, and the Hunter Mill and Oakton side of 22181. Most have had one renovation. These are the $1.2 million to $1.6 million family houses, and the ones a builder pays $1 million cash for.
The new stock. Rebuilds of 4,500 to 6,000 square feet on the original lots, which is why Holt Street and Desale Street look new. These close at $2 million to $2.9 million. Above $3 million is Wolf Trap acreage and the largest rebuilds in 22182.
Townhomes. Clustered in 22181 along Nutley Street and Hunter Mill Road and in 22182 toward Tysons, from 1980s brick rows at $600,000 to new construction near Spring Hill at $1.23 million. Condos exist near Vienna Metro and in Tysons; they are not in these numbers.
What to inspect. Radon, which is routine here. 1960s electrical panels and galvanized pipe. Drainage, because the town grid has old storm sewers. On a townhome, the HOA's reserve study. On a teardown, the town's own setbacks and tree rules inside the town line, which differ from the county's; ask for the plat and a builder's quote before you bid on the lot.

Madison for the town, Oakton for the west, and a boundary that just moved.
Vienna addresses feed James Madison or Oakton High, ranked fifth and fourth of Fairfax County's 25 high schools on Niche's 2027 list, and 128 students moved from Marshall to Madison in fall 2026.3
James Madison High School
Niche #5 in Fairfax County. Serves the incorporated town and most of 22180 and 22182, through Thoreau Middle.
Oakton High School
Niche #4 in the county, US News #8 in Virginia. Serves 22181 and the Oakton side, through Thoreau and Jackson middle schools.
Marshall High School
The IB school. Still serves parts of 22182 toward Tysons after the 2026 change; a Vienna listing that says "Marshall" is not a mistake.
McLean Islamic Center and ICNV
McLean Islamic Center is 10 minutes north; the Islamic Center of Northern Virginia in Fairfax 15 minutes south; Dar Al-Hijrah 20. Al Fatih Academy in Reston is the nearest full-time Islamic school.
Fairfax County's January 2026 boundary change moved 128 students from Marshall to Madison this fall, and Westbriar Elementary still splits between pyramids. A listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, which already shows 2026-27 assignments, and ask Ahmed to pull the assigned schools from the MLS record.

Vienna station is on the I-66 median at Nutley Street, two miles south of Maple Avenue, with about 5,000 parking spaces at $4.85 a day5, and it is the one station in the county where a seat at 7:45 is normal. Weekday fares are $2.25 plus 45 cents a mile after three miles, capped at $6.75, and trains run every 10 minutes under the 2027 budget. The W&OD trail is the bike commute to Tysons and Reston. The real test is to drive it on a Tuesday at 7:45. Ahmed will do that drive with you.
Daily life
Maple Avenue, Church Street, and the Persian grocer since 1986.
The town. Maple Avenue is the commercial strip; Church Street is the walkable old centre with the Saturday farmers market, the town green, the Freeman Store and the W&OD trail crossing. ViVa Vienna fills it on Memorial Day weekend. Tysons Corner Center and the Mosaic District are each ten minutes.
Outdoors. The 45-mile W&OD rail trail runs through the middle of town. Wolf Trap, the only national park for the performing arts, and Meadowlark Botanical Gardens are at the north end. Nottoway Park and the town's own pools and fields are in walking distance of most of 22180.
Halal and Middle Eastern. Yas Bakery on Maple Avenue has been the Persian grocer since 1986 and Wooden Bakery next to it does the manaqish. Mashahweez, the Iraqi shawarma and grill, opened on Maple in August 2026. Shamshiry and Alborz are the Persian kabob houses, Seray the new Lebanese, Big Buns the halal burger. Halalco and Jenin Pastry are 15 minutes down Route 7.
Hospitals and airports. Inova Fairfax, Northern Virginia's only Level I trauma centre, is 10 minutes; Reston Hospital 20. Dulles is 25 to 35 minutes on the Toll Road; Reagan National 30 to 40.
Taxes, and the town line.4
Inside the incorporated town (most of 22180) you pay the town's $0.19 on top of the county's $1.12 and about $0.034 in county fees, about $1.34 per $100: roughly $19,500 a year on a $1,453,000 house, and the town picks up the trash and runs its own police for it. A Vienna address in 22181 or 22182 outside the town line pays the county alone, about $1.15, and some Tysons-edge parcels in 22182 add the $0.09 Dulles Rail district. The car tax is $4.57 per $100 of each vehicle's value. The town line is the first thing Ahmed checks on any Vienna listing.
