An Oakton house sells for a little less than a Vienna one ($1,453,000) or an Oak Hill one ($1,427,500), and for $435,000 more than the Fairfax County addresses around the City of Fairfax ($985,000).

Houses. 124 sold, from $725,000 to $3,100,000, at a median of $1,420,000 and $486 a square foot. Half went under contract within a week (51.6%) and 61 of 124 sold above asking. The median sold-to-list was exactly 100%, but the average was 102.2%, because a few bidding wars ran far over list.

Townhouses. 38 sold, from $425,000 to $1,150,000, at a median of $798,500 and $465 a square foot. They moved faster than the houses: a median of five days, 31 of 38 under contract within a week, and 22 of 38 above asking.

Where the sales fell. The 124 house sales split almost evenly into four price bands: 31 under $1.2 million, 31 from $1.2 million to $1.425 million, 30 from $1.425 million to $1.85 million and 32 above $1.85 million.

Townhouses go fast. 31 of 38 Oakton townhouses went under contract within a week, against 41% on the Fairfax side of Chantilly. If you are shopping for one, have the pre-approval and the inspector lined up before you tour.

Cash wins the bidding wars. The two biggest over-asking house sales, at 133% and 124% of list, and the biggest townhouse sale over asking, at 130%, were all cash offers. A financed buyer needs a strong appraisal-gap plan to compete at the top.

Oakton is mostly established subdivisions of detached houses off Chain Bridge Road, Hunter Mill Road, Waples Mill Road and Jermantown Road, with a smaller townhouse market: 124 houses and 38 townhouses sold in 2026.

Waples Mill. Waples Mill Estates was built from 1975 to 1987, and the Reserve at Waples Mill from 1989 to 1996: two of the subdivisions buyers ask for by name.

Other established neighborhoods. Oak Marr Estates, Blakelee, Miller Heights, Oakton Ridge, Tattersall, Vale Park West and Foxvale Estates each have their own character and price band. Ask Ahmed for the 2026 sales on the street you like.

What to check. Which high school the address feeds, since Oakton streets split between Oakton, Madison and Fairfax High; whether a house on a large lot is on public water and sewer or a well and septic; the age of the roof, windows and HVAC on a 1970s or 1980s house; and the HOA resale package on a townhouse.

In January 2026 the School Board approved a county-wide boundary change, effective fall 2026, that moved 128 Marshall High students to Madison; the high school on an older listing may not be the one an address feeds today. Commute

Vienna Metro is a short drive, then 29 minutes to Metro Center.

Route 123 (Chain Bridge Road) runs through Oakton to Tysons in one direction and the City of Fairfax in the other, Hunter Mill Road runs north toward Reston, and I-66 and the Vienna/Fairfax-GMU Orange Line station are a short drive away.

Vienna station sits in the I-66 median at Nutley Street, with about 5,000 parking spaces at $4.85 a day; it is the end of the Orange Line, so trains start there and a seat at rush hour is normal. Weekday fares are $2.25 plus 45 cents a mile after three miles, capped at $6.75, and trains run every 10 minutes.5 The I-66 Express Lanes inside the Beltway are tolled eastbound in the morning rush unless you carpool with three and an E-ZPass Flex. Oakmont Park on Jermantown Road has the county's Oakmont Rec Center, with its pool and gym, and the Oakmont golf center; the park and its buildings were renamed from Oak Marr in November 2023. Nottoway Park has fields, tennis and paved trails, Oakton Community Park is on Hunter Mill Road, and Difficult Run Stream Valley Park and the W&OD Trail through Vienna are close.

Food and groceries. Oakton Shopping Center and Hunter Mill Plaza on Chain Bridge Road cover daily errands. Yalla Pita in Hunter Mill Plaza is the halal shawarma; Halalway on Jermantown Road and Halal Bazar on Lee Highway are the halal butchers, and Yas Bakery in Vienna is the Persian grocer.
