Prices

A Falls Church house costs $398,000 less than a Vienna house at the median, $1,055,000 against $1,453,000, but more per square foot, $549 against $542. The houses are smaller and closer to DC.

The houses. 377 sold, from $397,000 to $3,450,000, and 150 of them in 22042. The median is $130,000 more than Annandale ($925,000) and $70,000 more than a Fairfax address in the county ($985,000). Four in ten sold above asking and half went under contract within a week: quick, but less of a bidding war than Chantilly (67% over asking) or Burke (63%).

Townhouses. 78 sold at a median of $774,000, half of them above asking, in a median of six days. 43 of the 78 were in 22043, the Tysons side. That is close to Oakton ($798,500) and well above Reston ($676,500).

One house closed at $3,207,650 on a $2,250,000 list price in no days on market, 143% of list: new construction where the final price includes the upgrades. Another sold for $2,250,000 on a $1,799,900 list after a bidding war. One townhouse listing has its list price entered as $9,290,000 for a $941,000 sale, probably $929,000; the townhouse average sold-to-list above is corrected for it.

Where the sales were. Of the 377 houses, 150 sold in 22042, 94 in 22043, 50 in 22041, 42 in 22044 and 41 in the county part of 22046. The Tysons side, 22043, had most of the townhouses.

Small houses, close in. A Falls Church house sells for less than a Vienna house but costs more per foot, because buyers pay for the location: inside the Beltway, minutes from Tysons, the Pentagon and the Orange Line.

The houses

Lake Barcroft, Holmes Run Acres and 1,300 Pimmit Hills ramblers.

Most of Falls Church was built in the 1950s and 1960s on small lots, and much of the new money goes into tearing down and rebuilding.

Lake Barcroft. More than 1,000 homes in the woods around a 135-acre private lake with five beaches for residents. The first house went up in 1951 and there were 650 by 1958. A watershed improvement district maintains the dam and charges its own tax.

Holmes Run Acres (22042). 355 mid-century modern houses built from 1951 to 1960, most by the Luria brothers, with walls of glass and open plans. In 2007 it became the first mid-century modern district in Virginia on the National Register of Historic Places.

Pimmit Hills (22043). More than 1,300 houses, begun in 1950 as three-bedroom, one-bath ramblers for veterans. It is one of the busiest teardown-and-rebuild areas in the county: builders buy the original houses and put up new ones of 4,000 square feet or more on the same lots.

Bailey's Crossroads, Seven Corners and West Falls Church. Bailey's Crossroads and Seven Corners are the busy commercial corners on Leesburg Pike, with Dar Al-Hijrah, Halalco and the bus lines. At West Falls Church, the Falls Church Gateway project at the Metro station is adding 810 apartments and 82 townhomes.

What to check. The jurisdiction on the tax record, County or City; on a 1950s house, the roof, windows, HVAC, electrical panel and plumbing; on a new build, the builder's warranty and what the final price included; and in Lake Barcroft, the association dues and the district tax.

Schools

Marshall, #9 in Virginia, on the Tysons side, and three other high schools.

Falls Church addresses in the county are Fairfax County Public Schools, split among Marshall High for Idylwood and Pimmit Hills, McLean High for part of 22043, Falls Church High in the middle, and Justice High for Bailey's Crossroads and Lake Barcroft. The City of Falls Church runs its own schools.3

US News #9 in Virginia for 2026-27, Niche #15 in Fairfax County, about 2,200 students, and an IB program 84% take part in. Fed through Kilmer Middle. In fall 2026, 128 Marshall students moved to Madison.

McLean High School

Niche #3 in the county, US News #6 in Virginia. Takes the Haycock Elementary streets of 22043 through Longfellow Middle.

On Jaguar Trail in 22042, US News #116 in Virginia. Gained one area of about 46 students from Justice in the January 2026 boundary change.

In the Lake Barcroft area, US News #115 in Virginia, with the IB Diploma. Fed by Bailey's, Belvedere, Glen Forest, Sleepy Hollow and other elementaries through Glasgow Middle.

Magnet

Bailey's Upper Elementary

An arts and sciences magnet for grades 3 to 5 on Leesburg Pike, opened in 2014 in a converted five-story office building, the first conversion of its kind in the region.

On Row Street in 22044, founded in 1983, in its current building since 1991, with daily and Friday prayer, a school, a library and a gym.

Dar Al-Nur, the Somali Muslim Association's center, on Columbia Pike in 22041 since 1999. Mustafa Center on Braddock Road in Annandale is a short drive.

Halal

Halalco and Ummah Market

Both on Leesburg Pike: Halalco, with hand-slaughtered meat, groceries and a buffet, and Ummah Market. Paak Bangla Bazaar on Columbia Pike and Al-Amanah Market on South George Mason Drive carry desi and Arab groceries.

The January 2026 boundary change, effective this fall, moved 128 Marshall students to Madison and about 46 Justice students to Falls Church High. The new Skyview High in 2027-28 does not touch these zips. A listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it before you offer.

Commute

Inside the Beltway: 25 minutes to DC on a good day, 10 to Tysons.

Falls Church sits between the Beltway, I-66, Route 50 and Leesburg Pike, with the Orange Line at West Falls Church and the Silver Line in Tysons. Bus lines run down Leesburg Pike and Columbia Pike to Bailey's Crossroads and the Pentagon.

West Falls Church station on the Orange Line is on Haycock Road in 22043. Since November 2025 it has been a construction site for the Falls Church Gateway project, and part of the surface parking is gone for good, so plan on the garage or a drop-off. Dunn Loring-Merrifield is the next Orange Line stop west. Metrobus route F20 runs along Leesburg Pike from Tysons through Seven Corners and Bailey's Crossroads to Old Town Alexandria, and F44 runs down Columbia Pike to the Pentagon.5 Inside the Beltway, I-66 is free at rush hour for carpools of two with an E-ZPass Flex. Daily life

Dar Al-Hijrah, Halalco and the Eden Center within a few miles.

Outdoors. Lake Barcroft's five beaches are for residents. Everyone else has the Holmes Run Stream Valley Park trails, Luria Park at the edge of Holmes Run Acres, and the W&OD Trail running west from the City toward Vienna.

Food and groceries. Leesburg Pike and Columbia Pike at Bailey's Crossroads and Seven Corners are lined with Lebanese, Afghan, Yemeni and Pakistani kitchens, halal markets and Jenin Pastry. The Eden Center, about 120 Vietnamese shops and restaurants on Wilson Boulevard, is just across the line in the City of Falls Church.

Hospital. Inova Fairfax, the region's Level I trauma center, is on Gallows Road in 22042.

Taxes.4 These addresses are unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus about $0.0335 in county fees, about $1.15 all in, roughly $12,200 a year on a $1,055,000 house and $8,900 on a $774,000 townhouse. Lake Barcroft adds its watershed district tax of $0.1107 per $100, about $1,170 more on a $1,055,000 house. The car tax is $4.57 per $100 of each vehicle's value. The City of Falls Church sets its own rate, so check which side of the line a listing is on.

Buyers choose Falls Church over Annandale for Marshall or McLean High and the Orange Line, and pay about $130,000 more at the median for it. They choose it over McLean for about $1.2 million less at the median, with Tysons just as close.
