The City of Alexandria is an independent city, not part of Fairfax County or Arlington. It has its own city government, its own real estate tax rate, its own police department and its own public schools, Alexandria City Public Schools. Many homes with an "Alexandria, VA" mailing address are in Fairfax County instead, in zips such as 22306, 22310 and 22315, and 22312 is split between the two, so check the tax record, not the listing. Prices

$1,350,000 for a house in the City of Alexandria, $465,000 more than the county side.

The median city house sold for $1,350,000, against $885,000 in the Fairfax County part of Alexandria; that is less than Arlington County ($1,406,000) or the City of Falls Church ($1,685,000) and more than Fairfax Station ($1,245,000). The median townhouse sold for $915,000, $265,000 more than on the county side ($650,000).

Houses. 219 sold, from $530,000 to $7,500,000, and 36 of them, 16%, for $2 million or more. The median house has 2,632 square feet and sold for $660 a square foot, more per foot than a house in Arlington ($648) or McLean ($625). Seven in ten of the house sales were in three zips: 22302, 22301 and 22304.

Townhouses. 408 fee-simple townhouses sold at a median of $915,000 and $615 a square foot, for a median of 1,927 square feet. That is less than a townhouse cost in Arlington ($1,050,000) but well above the county side of Alexandria. Half of them, 202, were in Old Town, at a median of $1,175,000.

More dollars in townhouses. Townhouse sales added up to $442.9 million, more than the $335.3 million spent on houses. Condo-owned townhouses, common in Alexandria, are not counted in either number.

Big overbids were rare: a house sold for $1,469,250 cash on a $1,245,000 list and another for $2,360,000 on $1,999,000, both 118%, and a townhouse sold for $1,145,625 cash on a $900,000 list, 127%. At the top, an Old Town house sold for $7,100,000 cash against an $8,500,000 list, 84%, after 201 days on the market. The average sold-to-list was 100.5% for both home types; the median, 100.0%, is the better number.

What can you afford in the City of Alexandria? Start from the monthly payment you can live with, not the price. The city adds a $500 yearly refuse fee to the tax bill, and townhouses often carry HOA dues; the calculator adds them for you.

Follow the money

Almost $1 in 4 spent on Alexandria houses and townhouses was cash, $182 million.

In 2026, 42 of 219 house buyers paid cash, 23.7% of the dollars ($79.4 million of $335.3 million), at a median of $1,459,625 against $1,320,500 financed. Cash went to the top: 16 of the 56 houses above $1.67 million were cash.

Townhouses tell the same story at a lower price. 75 of 408 buyers paid cash, 23.2% of the dollars ($103.0 million of $442.9 million), at a median of $1,225,000 against $886,700 financed, and 51 of those 75 cash purchases were in Old Town. Both top house sales, $7.5 million in 22304 and $7.1 million in Old Town, were cash.

What that means if you need a loan: below $1.35 million, you compete mostly with other financed buyers, and a full pre-approval and a clean contract carry weight. Above $1.67 million nearly three house buyers in ten paid cash, and among townhouses above $1.24 million more than one in three did, so decide your appraisal-gap plan and inspection terms before the open house.

City or county? Check the tax record. An "Alexandria, VA" listing can be in the city or in Fairfax County, where the median house sold for $885,000 and the schools are FCPS. The city has its own tax rate ($1.135 per $100), police and schools. Zip 22312 is split between the two, so on the western edge the zip does not settle it.

Old Town is a townhouse market. Old Town (22314) sold 202 townhouses at a median of $1,175,000 and only 21 houses. All five townhouses that sold for $3 million or more were in Old Town, three of them to cash buyers, up to $4,275,000.

Price it right. A few homes sold far over list, up to 127%, but the $7.1 million Old Town house sold at 84% of its asking price after 201 days. With the median sold-to-list at 100.0%, a price set above the comparable sales costs a seller time, especially at the top.

Rent or buy

A house sells for 23.9 times its yearly rent, and an Old Town townhouse yields 4.3%.

A City of Alexandria house rents for a median of $4,700 a month and sells for $1,350,000, a price-to-rent ratio of 23.9. A townhome rents for $3,900 and sells for $915,000, a ratio of 19.6, but the rents include condo-owned units and the sales do not.1

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio near 24 means a house costs a lot for what it rents, so renting first is a fair choice for a family not sure it will stay; buying makes more sense the longer you stay. The townhome column mixes condo-owned rentals with fee-simple sale prices, so its 5.1% is not like for like; in Old Town, where the median townhome leased for $4,200 across 212 leases, the yield is 4.3%. Townhome rents by zip: 22301 $4,475, 22304 $3,900 (120 leases), 22305 $3,600 and 22302 $2,598. A city house rents for $800 a month more than one in the county part of Alexandria ($3,900) and $100 less than in Arlington ($4,800). One townhome lease recorded at $45,000 a month is almost surely a data error; it is left out of the range and lifts the average, not the median.

The houses

Old Town townhouses at $1,175,000, Del Ray houses at $745 a foot, and the West End under $1 million.

Prices change a lot from one part of the city to the next: a West End house sold for a median of $979,000, a Del Ray or Rosemont house for $1,515,000.

Old Town (22314). The townhouse heart of the city: 202 townhouse sales at a median of $1,175,000, and 51 of them in the Old Town community itself. Only 21 houses sold, at $1,270,000 and $669 a square foot. Many of the rowhouses are historic, and the river, King Street and the King Street-Old Town Metro are close.

Del Ray and Rosemont (22301). The priciest houses per foot in the city: 49 sold at a median of $1,515,000 and $745 a square foot, 22 of them in Del Ray and 16 in Rosemont, plus 55 townhouses at $980,000. Del Ray began as the Town of Potomac, formed in 1908 from streetcar subdivisions and annexed by Alexandria in 1930; its houses include Foursquares, bungalows (many of them Sears kit houses) and Colonial and Tudor Revival homes. North Del Ray, Arlandria and Potomac Yard (22305) added 36 houses at $1,415,500 and 40 townhouses at $800,000, 14 of them in Potomac Greens.

Beverley Hills, Braddock Heights and Seminary Hill (22302). The most house sales of any city zip, 58, at a median of $1,353,750 and $674 a foot; Beverley Hills had 26 of them and Braddock Heights 11. Only five townhouses sold here.

The West End (22304). The entry point: 45 houses at $979,000 ($520 a foot) and 76 townhouses at $748,500. Cameron Station, with 28 townhouse sales, was built from 1999 into the mid-2000s on a former Army quartermaster depot that closed in 1995; most of its homes are townhouses of about 2,100 to 3,400 square feet. Stonegate added 17 townhouse sales and Seminary Valley 9 house sales. On the western edge, 22311 and the city part of 22312 sold 10 houses and 30 townhouses.

What to check. The jurisdiction on the tax record (city or Fairfax County), whether a townhouse is fee simple or condo-owned, the historic-district rules before planning exterior work in Old Town, flood risk on low blocks near the river, and the ACPS school zone under the 2026 boundaries.

Schools

One public high school on two campuses, and new school boundaries since July 1, 2026.

City addresses go to Alexandria City Public Schools, not Fairfax County or Arlington schools. Public high school students attend Alexandria City High School, and new elementary and middle school boundaries took effect for the 2026-27 school year.3

The rebuilt campus on West Braddock Road reopened in 2024 for grades 9 to 12, with room for 1,600 students, alongside the main King Street campus.

The School Board adopted new elementary and middle school maps on June 12, 2025, effective July 1, 2026, moving about 1,400 enrolled students. Some current sixth graders could defer the move.

Because "Alexandria" can mean the city or Fairfax County, the school on a listing is not proof. City students are zoned by ACPS, and after the 2026 boundary changes a street can feed a different elementary or middle school than it did a year ago. Confirm the schools for an address with the ACPS Attendance Zone Locator on the ACPS school boundaries page before you offer, and ask Ahmed to pull the assigned schools from the MLS record.

Commute

Five Metro stations, VRE at Union Station, and fare-free DASH buses.

Route 1, I-395 and the George Washington Memorial Parkway run north toward the Pentagon and DC, the Beltway crosses the south end of the city, and five Metro stations sit inside the city line.

King Street-Old Town and Braddock Road stations are on the Blue and Yellow lines, and so is Potomac Yard, which opened in 2023; Eisenhower Avenue is on the Yellow Line and Van Dorn Street on the Blue. The Yellow Line crosses the river to L'Enfant Plaza, and the Blue runs through the Pentagon to Rosslyn and downtown. Weekday fares are $2.25 plus 45 cents a mile after three miles, capped at $6.75.5 VRE trains on the Manassas and Fredericksburg lines and Amtrak stop at Alexandria Union Station, next to King Street-Old Town. The city's DASH buses have been fare free since September 5, 2021, and connect the neighborhoods to Metro, VRE and the free King Street Trolley. On a bike, the Mount Vernon Trail runs 18 miles along the river through Old Town, from Mount Vernon to Theodore Roosevelt Island. Ahmed will do the 7:45 drive with you before you offer.

Daily life

Old Town and the waterfront. King Street runs down to the Potomac. The Torpedo Factory Art Center on the waterfront was built in 1918 as a naval munitions plant and has been an art center since 1974, with 82 studios, ten galleries and about 150 juried artists. Every Saturday morning more than 70 vendors set up the farmers' market at City Hall, where farmers have sold since 1753.

Del Ray. Mount Vernon Avenue is Del Ray's main street, lined with coffee shops, brunch rooms and small restaurants, inside the old Town of Potomac, a historic district on the National Register since 1992.

Parks and trails. The Mount Vernon Trail follows the river for 18 miles. When the Army closed Cameron Station in 1995, 63 acres of the old post went to the city for parkland, next to the West End's newest neighborhoods.

Food and errands. Duke Street, Van Dorn Street and South Pickett Street carry many of the city's Middle Eastern, Afghan and Ethiopian kitchens and groceries, and Mediterranean Bakery & Cafe on South Pickett has baked pita there since 1977. Halal meat is on Edsall Road and at DC Poultry Market on Colvin Street.

Taxes and services.4 The city's 2026 real estate rate is $1.135 per $100, unchanged from 2025, about $15,300 a year on a $1,350,000 house and $10,400 on a $915,000 townhouse. The city adds a refuse fee of $500 a year per can, billed in two $250 halves with the real estate tax. In Fairfax County, at about $1.15 all in, the same $1,350,000 house would pay about $15,570. The car tax is $5.33 per $100 of value, against $4.57 in Fairfax County. The city runs its own police, schools and DASH buses.
