Prices

$923,650 in Fairfax County or $1.14 million in Loudoun, for a bigger house.

The Loudoun side costs $216,350 more at the median, but it buys a house of about 4,400 square feet against about 2,900, so it is cheaper per foot: $361 against $424.

The Fairfax side (20151). Mostly houses built from the 1960s to the 1990s in Greenbriar, Brookfield and Poplar Tree Estates, plus some new construction. 102 houses sold, from $495,000 to $3,693,664, and 80 of them at $1.2 million or less. Two in three sold above asking and 72% went under contract within a week, more than Burke (63% over asking) or Centreville (54%).

The Loudoun side (20152). South Riding and its neighbors, built from 1996 into the 2010s, with bigger houses on newer streets. 97 houses sold, from $783,000 to $1,999,980, at a median of $1,140,000. Buyers paid the asking price, not more: the median sold-to-list was exactly 100%.

Townhouses. The Loudoun side has the townhouse market: 100 sales at a median of $707,000, against 34 on the Fairfax side at $661,795. On the Fairfax side, most townhouses are in a condominium association; 72 of 107 townhouse sales were, and they are not counted here.

The three dearest Fairfax-side houses, $3,693,664, $2,637,481 and $2,487,709, each closed in a day at 116% to 162% of the list price. They look like new construction where the final price includes the lot premium and upgrades. They lift the average sold-to-list to 103.4%; the median, 101.4%, is the better number.

What can you afford in Chantilly? Start from the monthly payment you can live with, not the price. The tax is different on each side of the county line, and most homes on both sides pay an HOA; the calculator adds them for you.

Follow the money

Fewer than one buyer in ten paid cash, on either side.

In 2026, 8 of 102 Fairfax-side house buyers paid cash, 6.7% of the dollars, and none of the 22 houses above $1.2 million sold for cash. On the Loudoun side, 7 of 97 did.

Check the county, not the city. A listing that says "Chantilly" can be in Fairfax County Public Schools or Loudoun County Public Schools, and pays a different tax rate. The zip code tells you: 20151 is Fairfax, 20152 is Loudoun.

Who is buying. Engineers and contractors from the Route 28 and Dulles corridor, military families using VA loans, young families moving up from a townhouse, and South Asian, Arab and Korean families near the mosques, halal markets and Korean groceries in Chantilly.

Renting a townhome? Look on the Loudoun side: 151 townhomes were rented there in 2026, against 64 on the Fairfax side, and for less, $3,195 against $3,388.

The houses

Greenbriar, Brookfield and Poplar Tree on one side, South Riding on the other.

The Fairfax side is older and closer in, with smaller lots and mature trees; the Loudoun side was built in the last thirty years as one big planned community.

Greenbriar. Begun in the 1960s by Levitt and Sons on former farmland between Fair Oaks and Chantilly, with houses and townhouses, several community pools and an easy run to Route 50 and Fair Lakes.

Brookfield and Poplar Tree Estates. Colonials on cul-de-sacs. Poplar Tree Estates has 713 homes built from 1979 to 1993, with mature trees and its own swim club.

South Riding (20152). Started in 1996 and built out through the 2010s, more than 6,300 homes with a golf course, four outdoor pools, trails and its own town center. Owners pay the master South Riding HOA and usually a village HOA too. The median house here is about 4,400 square feet. South Riding has its own page with the Loudoun-side numbers in full.

New construction. The three dearest Fairfax-side sales of 2026 closed in a day far above list, the pattern of new homes priced with a lot premium and upgrades. Ask for the builder's base price, what is included, and the warranty.

What to check. The county on the tax record, not the city on the listing; the HOA resale package with dues and any special assessment; the age of the roof, windows and HVAC on a 1980s house; and, near Route 28 and Dulles, the flight paths at the hour you would be home.

Chantilly High on the Fairfax side, Freedom High in South Riding.

20151 is Fairfax County Public Schools, mostly Chantilly High with Westfield High to the west. 20152 is Loudoun County Public Schools, a separate district, and South Riding's own high school is Freedom.3

Niche #7 in Fairfax County, about 2,900 students. From 2027-28, 333 of its students move to the new Skyview High and 186 move to Westfield.

Commute

Route 28 to the jobs, Route 50 and I-66 to DC, ten minutes to Dulles.

Chantilly sits where Route 28, Route 50 and I-66 meet, next to Dulles Airport. The Silver Line's Innovation Center station is a short drive north on Route 28, and the free Stringfellow Road lot has express buses to DC and the Pentagon.

Weekday at 8 am from central Chantilly (20151). From South Riding add about 10 minutes going east. Drive times are estimates; the low end is a normal day, the high end a bad one.6

The I-66 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. Fairfax Connector route 698 runs from the Stringfellow Road park-and-ride to the Pentagon and route 697 to downtown DC.5 Route 50 is slow at rush hour between South Riding and Route 28, so on the Loudoun side the distance to Route 28 matters more than the miles. Ahmed will do the 7:45 drive with you before you offer.

Daily life

The Space Shuttle down the road, and halal shops on Route 50.

Outdoors and sights. The Smithsonian's Udvar-Hazy Center, with the Space Shuttle Discovery and the Enola Gay, is free to enter (parking is paid). Sully Historic Site off Route 28 was the home of Richard Bland Lee, Northern Virginia's first congressman. Ellanor C. Lawrence Park is 650 acres of woods on the Centreville side, and South Riding has its golf course, pools and trails.

Food and groceries. Route 50 and Metrotech Drive are lined with Afghan, Pakistani, Korean and Vietnamese kitchens, Lotte Market for Korean groceries, and halal butchers at Al Makkah Mart and Cozmo One.

Taxes, Fairfax side.4 Unincorporated Fairfax County, no town tax: $1.12 per $100 plus about $0.0335 in county fees, about $1.15 all in, roughly $10,600 a year on a $923,650 house, before HOA dues.

Taxes, Loudoun side. Loudoun County's 2026 rate is $0.805 per $100, roughly $9,200 a year on a $1,140,000 house, before the South Riding HOA. A bigger house can cost less in tax a year than a smaller one across the county line.

Engineers and contractors who work along Route 28 and at Dulles; military and veteran families, 14 of the 102 Fairfax-side house buyers used a VA loan; families trading a townhouse for a house; and South Asian, Arab and Korean families who shop on Route 50.

Buyers choose the Fairfax side over Centreville for the shorter drive to Route 28 and Dulles and for Chantilly High, and over Fairfax for about $60,000 less at the median. They choose the Loudoun side for a newer, bigger house and a lower tax rate, and give up a little of the drive east. If you are torn between the two, decide on schools and commute first; the price follows.
