Centreville, Virginia
More townhouses than houses, and $379 a square foot.

At a glance
Six numbers that describe Centreville.
The median single-family home in Centreville sold for $904,500 in 2026 and went under contract in six days, and more townhouses sold than houses.
What a house or townhouse costs in Centreville this year, who buys it and how they pay, what it rents for, which high school it feeds now and after Skyview opens, and how the I-66 commute works. Every number below is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.
Centreville is an unincorporated community in Fairfax County with two zip codes, 20120 and 20121. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condominium-regime homes are left out of both. Source: Bright MLS, closed sales January 1 to October 2, 2026, Postal City = Centreville, pulled by Ahmed Makkiyah on October 2, 2026.
Prices
What $904,500 buys: a 1980s or 90s colonial of about 3,100 square feet.
Centreville's cheapest single-family sale of 2026 was $525,000 and its dearest $3,540,000, and 120 of the 172 houses sold under $1 million.
The typical Centreville house is a colonial built in the late 1980s or 1990s in a planned community such as Little Rocky Run, Sully Station or Virginia Run, about 3,100 square feet with a two-car garage, an HOA and a pool down the path. 144 of the 172 houses sold in 20120 and only 28 in 20121.
Centreville is a townhouse town. 274 townhouses sold against 172 houses, at a median of $565,000, from $365,000 to $834,900, in 7 days, and 46% went over asking. Townhouse sales split 162 in 20120 and 112 in 20121.
At $379 a square foot, a Centreville house costs far less per foot than Burke ($450), Fairfax ($451) or Annandale ($486). The median price is close to theirs, but the house is bigger. What you give up is the drive: Centreville is about 50 minutes or more from downtown DC at rush hour.
Median single-family sale price, 20262
Bright MLS closed sales, 2026 year to date, except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out condominium-regime homes; the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.

Follow the money
Four buyers in five used a conventional loan. Cash was rare.
In 2026, 141 of 172 single-family buyers used a conventional loan and only 16 paid cash, 9.6% of the dollars. This is a market of families with jobs and mortgages, not investors.
Share of single-family sales paid in cash, by price range
Cash shows up at the two ends. The two cheapest houses of the year sold for cash at 117% and 123% of their asking price, likely fixer-uppers with investors bidding against each other. In the middle, where families shop, only 7 of 104 sold for cash.
How 172 single-family purchases were paid for
Cash buyers paid a median of $875,000 against $911,000 financed, closed in 4.5 days against 6, and paid a little more against the asking price. Only 9 buyers used a VA loan, about one in twenty.
What that means if you need a loan: you are competing with other conventional buyers, not with cash. Six in ten houses went under contract within a week and over half sold above asking, so the offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the open house.
Townhomes: 26 of 274 sales were cash (9.5%), with a cash median of $572,500 against $565,000 financed, spread evenly across price ranges; conventional 218, FHA 18, VA 9. Mixed cash-and-loan deals were counted as financed.
The interesting facts
A townhouse town where a house costs less per foot.
Four things in the 2026 numbers that set Centreville apart.
The entry point. A $565,000 townhouse in Centreville gets a family into a three-level home with a garage or a yard, an HOA pool and Fairfax County schools. That is why townhouses outsell houses here.
Who is buying. First-time buyers and young families, Dulles and Route 28 workers, Korean-American families, and Afghan, South Asian and Arab families near the Centreville Islamic Center and the halal markets on Centreville Square.
Rentals. If you want to rent a house in Centreville, expect very few choices: only 33 houses were rented all year, against 239 townhomes.
Rent or buy
Buying wins, and a townhome wins sooner.
A single-family home rents for a median of $3,900 a month and sells for $904,500, a price-to-rent ratio of 19.3; a townhome rents for $2,850 and sells for $565,000, a ratio of 16.5.1
| Measure | Single-family | Townhome |
|---|---|---|
| Homes rented | 33 | 239 |
| Median monthly rent | $3,900 | $2,850 |
| Average monthly rent | $4,071 | $2,844 |
| Median rent per square foot | $1.66 | $2.01 |
| Median days to lease | 12 | 15 |
| Rent range | $2,950 to $6,000 | $1,800 to $4,000 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Under 20, a family that stays five years or more can usually expect buying to beat renting, and a townhome at 16.5 gets there sooner.
Own in Centreville already? Over half the houses here sold above asking this year, and townhouses went in a week. Ahmed runs a real comparative analysis against the 446 sales on this page, community by community, not a website estimate.
The houses
Little Rocky Run, Sully Station, Virginia Run and the townhouse rows.
Most of Centreville was built after 1980 as large planned communities, each with its own pools, trails and HOA, so the houses are newer and bigger than inside the Beltway.
Little Rocky Run. About 2,700 homes built from the late 1980s to the mid-1990s, houses and townhouses, with three pools, tennis courts and more than 20 miles of paved trails through the woods.
Sully Station. Roughly 3,200 homes built mainly from 1988 to 1995 where Route 28, Route 29 and I-66 meet, with three community pools. The shortest drive in Centreville to Dulles and the Route 28 jobs.
Virginia Run. Started in the late 1980s, with more than 1,400 single-family homes on larger lots, a pool, tennis courts and trails.
The townhomes. 274 sales at a median of $565,000, from older rows near Route 29 to 1990s and 2000s three-level townhouses with garages. Condominium-regime homes are a separate, cheaper market and are not counted here.
What to check. The HOA resale package, which lists the dues, any special assessment and the rules on fences, decks and paint; the age of the roof, windows and HVAC on a 30-year-old house; and, in the northern neighborhoods, the Dulles flight paths at the hour you would be home.
Schools
Centreville or Westfield, and Skyview changes the map in 2027.

Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it before you offer.
Commute
I-66 for everything, with a free bus lot on Stringfellow Road.
Centreville has no Metro or VRE station. Most people drive I-66, Route 28 or Route 29, or park free at the Stringfellow Road lot, 698 spaces, and take a Fairfax Connector express bus to the Pentagon or downtown DC.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 50 to 85 min | I-66 east, Express Lanes if you carpool |
| Pentagon | 45 to 70 min | I-66 to the Beltway and I-395, or the 698 bus |
| Tysons | 30 to 45 min | I-66 to the Beltway north |
| Reston Town Center | 25 to 40 min | Route 28 to the Dulles Toll Road |
| Dulles Airport | 15 to 25 min | Route 28 north |
The I-66 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. Fairfax Connector route 698 runs from Stringfellow Road to the Pentagon and route 697 to downtown DC, both $4.80. Vienna, the end of the Orange Line, is 20 to 30 minutes by car.5 Route 29 and Braddock Road back up through the middle of Centreville at rush hour, so the distance to I-66 or Route 28 matters more than the miles. Ahmed will do the 7:45 drive with you before you offer.
Daily life
Bull Run, Korean barbecue and the halal markets on Centreville Square.
Outdoors. Bull Run Regional Park, 1,568 acres on the western edge, has camping, a water park and trails along the run. Ellanor C. Lawrence Park is 650 acres of woods and history off Walney Road, and the Cub Run RECenter has the indoor pool. Manassas National Battlefield is just across Bull Run.
Korean and Afghan. Centreville Crest Lane and St. Germain Drive are lined with Korean barbecue, tofu houses and Korean bakeries, plus H Mart and Lotte Plaza for groceries. Kabob Express on Centreville Crest Lane is the Afghan kitchen.
Halal and Middle Eastern. Khan Supermarket and Wow Fresh Meat on Centreville Square are halal butchers, and H Mart on Braddock Road has a halal section. The Centreville Islamic Center is on Ordway Road.
Taxes.4 Centreville is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus $0.0335 in county fees, about $1.15 all in, roughly $10,400 a year on a $904,500 house, before HOA dues. The car tax is $4.57 per $100 of each vehicle's value.
Where to eat
"Ahmed, where do you go to eat?" The Centreville list.
Up to five picks within about fifteen minutes of Centreville in each cuisine, the one doing best at the top, and halal marked. Korean and Afghan are on Centreville's own streets; for Lebanese and Pakistani, the best are in Gainesville, Fair Lakes and Chantilly.7
Closed, so not listed: Food Corner Kabob House on Centreville Square shows as closed on Yelp since May 2026. Also worth knowing: Meat Project on Trinity Parkway for all-you-can-eat Korean barbecue. Rankings weigh current Yelp ratings by review count, critics' lists and whether the place is busy; the halal note comes from Zabihah or the restaurant itself, and "ask about halal" means it could not be confirmed. Who buys here
First-time buyers, young families and Dulles commuters.
First-time buyers who want a townhouse with a garage in Fairfax County schools; young families trading up to a 3,000-square-foot house; Dulles and Route 28 workers; Korean-American families; and Afghan, South Asian and Arab families near the Centreville Islamic Center.
Buyers choose Centreville over Fairfax for about $80,000 less at the median and a bigger house, and over Burke for the shorter drive to Dulles and Route 28 instead of the VRE. What they give up is the drive east: downtown DC is 50 minutes or more at rush hour. Townhouse owners here often trade up to a Centreville house a few streets away.
