What $925,000 buys: a 1970s or 80s colonial with a community pool.
Burke's cheapest single-family sale of 2026 was $600,000 and its dearest $1,754,200, and 137 of the 184 houses sold under $1 million.
The typical Burke house is a colonial or split-foyer from the 1970s or 1980s on a modest lot in Burke Centre, around Lake Braddock or near Burke Lake, with an HOA, a pool and a path to the elementary school. Updated, it sells near the median. Needing work, it sells under $800,000 (27 sales), often for cash. Only 10 houses sold above $1.2 million, and none above $1.76 million: Burke is a tight price band.
Burke is almost half townhomes. 152 townhouses sold against 184 houses, at a median of $616,000, from $408,000 to $820,000, in 6 days, and 53% went over asking.
At $450 a square foot, Burke houses cost about the same per foot as Fairfax ($451) and less than Annandale ($486), so the same $925,000 median buys a little more house than it does in Annandale. What you give up is the drive: Burke is outside the Beltway, about 50 minutes or more from downtown by car.

Fort Belvoir is 20 to 30 minutes down the Fairfax County Parkway, and the VA share shows it: 39 buyers, one in five. Cash buyers paid a median of $815,000 against $936,100 financed and closed in 4 days against 6.
What that means if you need a loan: from $800,000 to $1.2 million, where most families shop, 135 of 147 sales were financed, so you are competing with other loans, many of them VA. Two thirds of houses went under contract within a week and 63% sold over asking, so the offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the open house.
Townhomes: 14 of 152 sales were cash (9%), with a cash median of $561,000 against $617,500 financed; conventional 113, VA 14, FHA 7. Mixed cash-and-loan deals were counted as financed.

Over asking is normal. The median Burke house sold for 101% of its list price, and 63% of buyers paid more than the seller asked. A house priced right gets offers the first weekend.
Who is buying. Military and federal families on VA loans, commuters who want the VRE, George Mason and Fort Belvoir staff, and families who want a community pool and Lake Braddock or Robinson for the same price as an Annandale house.
Rentals. Only 53 houses were rented all year, at a median $4,000, and they leased in 11 days. Townhomes are the rental market: 96 leases at $2,873.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Under 20, a family that stays five years or more can usually expect buying to beat renting. Three townhome leases are left out of the range: a 360-square-foot studio, one that looks like a single room, and one that closed at 133% of its asking rent, likely a typo. None of them changes the median.

The houses
Burke Centre, Lake Braddock and the townhouse clusters.
Most of Burke was built from the late 1960s to the 1990s as planned communities with pools, paths and HOAs, which is why almost half of what sells here is a townhouse.
Burke Centre. A 1,700-acre planned community with 5,862 homes in five neighborhoods, the Commons, Landings, Oaks, Ponds and Woods: detached colonials, townhouse clusters and some condos, five outdoor pools and more than 30 miles of paths. Every home pays the Burke Centre Conservancy, roughly $260 to $320 a quarter, and many townhouse clusters add a fee of their own.
Lake Braddock. An association founded in 1969 with 1,298 homes, 417 houses and 881 townhouses, around a private 27-acre lake between Burke Road and Burke Lake Road, with two pools. Lake Braddock Secondary sits at its edge.
Royal Lake and Lakepointe. Just north, on the Fairfax side, Royal Lake is a 38-acre county lake in a 46-acre park with a trail around it. Lakepointe's 107 townhomes sit on the shore.
The townhomes. 152 sales at a median of $616,000, mostly 1970s to 1990s rows in Burke Centre, Lake Braddock and along Burke Road. Condominium-regime homes are a separate, cheaper market and are not counted here.
What to check. The HOA and Conservancy resale package, which lists the dues, any special assessment and the rules on fences, sheds and paint; the age of the roof, windows and HVAC on a 1970s or 80s house; and, near the VRE line, how loud the trains are at the hour you would be home.

On Commerce Street in Springfield, about fifteen minutes away: the nearest full-time Islamic school.
The January 2026 boundary changes did not move the Lake Braddock or Robinson secondary boundaries. Three open studies could touch Burke, with recommendations due by January 2027: the Keene Mill attendance island, which names White Oaks and Cardinal Forest elementaries; the middle and high school feeders for Rolling Valley Elementary; and crowding at West Springfield. Commute
The VRE to Union Station, the Parkway to Fort Belvoir.
Burke has no Metro, but it has two VRE stations on the Manassas Line, Burke Centre and Rolling Road. Burke Centre has 1,516 free parking spaces, and trains reach Union Station in about 51 to 57 minutes, on weekday rush-hour runs only.

Franconia-Springfield, the end of the Blue Line, is 15 to 20 minutes by car and $4.95 a day to park; Vienna on the Orange Line is 20 to 25. The 95 and 395 Express Lanes are free for carpools of three with an E-ZPass Flex, and the Rolling Valley lot on Old Keene Mill Road has a slug line, the free way in. The Springfield garage slug lines are closed for maintenance until February 2027.5 Inside Burke, Burke Centre Parkway, Burke Road and Old Keene Mill Road back up at rush hour, so the distance to the station or the Parkway matters. Daily life

Outdoors. Burke Lake Park, on Burke's southwest edge, has a 218-acre lake with a 4.7-mile loop trail, golf, a miniature train, a carousel and boat rentals. Burke Centre's paths run more than 30 miles, and Lake Braddock and Royal Lake are a walk from many front doors.
Halal and Middle Eastern. H Mart on Burke Road has a halal meat section. Sultan Gourmet, a Turkish grocery on Warwick Avenue, and Halal Bazar and Taste of the Middle East, with Iraqi products, on Lee Highway in Fairfax are about fifteen minutes away. Peace Islamic Center is in Burke itself.
Hospitals and shopping. Inova Fairfax Hospital, the region's Level I trauma center, is 20 to 25 minutes away, and the Alexander T. Augusta Military Medical Center at Fort Belvoir, for TRICARE families, about the same. Springfield Town Center is fifteen minutes.
Taxes.4 Burke is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus $0.0335 in county fees, about $1.15 all in, roughly $10,700 a year on a $925,000 house, before HOA dues. The car tax is $4.57 per $100 of each vehicle's value, and veterans rated 100% permanently and totally disabled pay no real estate tax on their home.
