What $885,000 buys, from a Route 1 rambler to the river.
Alexandria's cheapest single-family sale of 2026 was $455,000 and its dearest $5,235,000 on the river in 22308, and 496 of the 782 houses sold between $700,000 and $1.2 million.
Under $700,000 (135 sales) is the original 1950s and 1960s stock along Richmond Highway in Hybla Valley, Groveton and Mount Vernon, often a rambler or split-level that needs work. The middle, $700,000 to $1.2 million, is the bulk of the market: Rose Hill and Franconia in 22310, Bren Mar in 22312, and the updated colonials of Waynewood and Stratford Landing. Above $1.2 million (151 sales) is Fort Hunt, Belle Haven, the Hollin Hills moderns and the river lots off the GW Parkway.
Townhomes are a market of their own: 460 sold at a median of $650,000, from $332,325 to $1,350,000. Kingstowne in 22315 had 166 of them, more than a third of the total, and Rose Hill and Franconia in 22310 another 100. They took 9 days to go under contract and 39.1% sold above asking.
By zip: 177 houses sold in 22309, 148 in 22308, 140 in 22310, 95 in 22306, 70 in 22307, 64 in 22315, 57 in 22312 and 22 in 22303. At $468 a square foot, Alexandria houses cost more per foot than Fairfax ($451) but less per house, because the houses are smaller: more ramblers and split-levels, fewer big colonials.

One house buyer in four used a VA loan. More VA buyers than cash, two to one.
In 2026, 213 of 782 single-family buyers used a VA loan and only 86 paid cash. That is more than one buyer in four on a VA loan, against one in nine paying cash.
Share of single-family sales paid in cash, by price range
Cash is at the two ends: investors buying the original houses under $700,000, and river buyers above $1.2 million. In zip 22308, Fort Hunt and the riverfront, 27 of 148 houses sold for cash (18%). Through the family middle it is fewer than one in ten.
How 782 single-family purchases were paid for
This side of the county sits next to Fort Belvoir, with more than 51,000 people working on post, and a short drive from the Pentagon. 27% of house buyers and 20% of townhouse buyers (92 of 460) used a VA loan, almost double Fairfax's 14.5% and far above McLean's 4%. Sellers here know VA offers, appraisals and timelines, and most listing agents expect them.
Cash buyers paid less: a median of $837,500 against $886,000 financed, and closed in 6 days against 8. Cash was only 10.8% of the dollars, $82.1 million of $757.5 million. What that means if you need a loan: you are competing with other financed buyers, often other VA buyers, so price, a clean inspection plan and a lender who closes on time win the house.
Townhomes: 41 of 460 sales were cash (8.9%), and those buyers spent $27.4 million of $305.1 million (9.0%). The cash median was $670,000 against $650,000 financed; conventional 290, VA 92, FHA 26. Mixed cash-and-loan deals were counted as financed, so the true cash share is slightly higher.

Rentals. Both home types sell for less than 20 years of rent. A house rents for $3,900 and a townhome for $3,300, and 498 townhomes leased this year, more than the 460 that sold.

Gross yield is before the mortgage, tax, insurance, HOA and upkeep. Under 20, a family that stays five years or more can usually expect buying to beat renting, and a townhome at 16.4 gets there sooner. That is also why investors and military families who rent out after a transfer like Kingstowne.

The houses
From Hollin Hills moderns to Kingstowne townhomes.
The Alexandria mailing address in Fairfax County runs from the Beltway down Richmond Highway to Mount Vernon and west to Kingstowne, and each zip is its own market.
22308 and 22307, Fort Hunt, Waynewood and Belle Haven. The river side. Waynewood opened in 1957 and Stratford Landing, about 700 homes on George Washington's River Farm land, in 1956; Belle Haven was laid out in the 1920s around its country club. Hollin Hills is 450-odd Charles Goodman moderns from 1949 to 1971, on the National Register since 2013. 148 houses sold in 22308, where the $5.2 million top sale was.
22306 and 22309, Hybla Valley, Groveton and Mount Vernon. The most affordable houses in the West Potomac and Mount Vernon pyramids: ramblers, split-levels and garden condos along Route 1, with newer townhome communities near Woodlawn and Fort Belvoir's North Area. 22309 had the most house sales of any zip, 177.
22310 and 22303, Rose Hill, Franconia and Huntington. Mid-century single-family streets mixed with newer infill, 140 house and 100 townhouse sales in 22310. Huntington, in 22303, has the Yellow Line station and 1940s to 1960s houses and condos, plus Burgundy Farm Country Day School.
22315 and 22312, Kingstowne and Lincolnia. Kingstowne was built from the mid-1980s on 1,200 acres: more than 5,000 homes, about 2,800 of them townhomes, with a master HOA (Kingstowne Residential Owners Corporation, about $132 a month in 2026). Lincolnia and Bren Mar in 22312 are 1950s raised ranches and split-levels on sloped cul-de-sacs, five minutes from Landmark and the Beltway.
What to check. That the address is in the county and not the City of Alexandria. On the river side, the flood zone and the age of the sewer lateral. In the originals, radon, 1950s and 1960s electrical panels and galvanized pipe. In Kingstowne, both HOA resale packets: under Virginia's Property Owners' Association Act you have three days after receiving them to cancel.

West Potomac, Mount Vernon, Edison or Hayfield, and the zip decides.
Most of these addresses feed West Potomac (22306 to 22308), Mount Vernon (22309), Edison (22303 and most of 22310) or Hayfield Secondary (22315), with Annandale and Justice in 22312. Four of them offer the IB Diploma.3

Fort Belvoir
More than 51,000 people work on post, and the Alexander T. Augusta Military Medical Center is the hospital. Mount Vernon and several of its elementaries are Purple Star schools.
The January 2026 boundary changes touched this area. Fort Hunt Elementary's island moves to Mount Vernon Woods, sending about 54 high schoolers from West Potomac to Mount Vernon as the change phases in; Groveton students move to Hybla Valley Elementary; and Riverside's split feeder ends. A study of the Bren Mar Park feeders in 22312 is still open, with recommendations due by January 2027. The FCPS locator does not yet show every 2026 change, so a listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it with FCPS before you offer.
Commute
The Yellow Line, the Blue Line, or the 395 express lanes.
Huntington station is the train for the river side, Franconia-Springfield for Kingstowne, and the Pentagon and Fort Belvoir are both under half an hour from most of these streets.

Huntington station, in 22303, is the end of the Yellow Line, about 30 minutes to downtown and 15 to the Pentagon. Franconia-Springfield, next to Kingstowne, has the Blue Line and the VRE. Both charge $4.95 a day to park for Metro riders paying with SmarTrip; a tap-to-pay card gets the higher non-rider rate.5 On the 95 and 395 express lanes carpools of three ride free with an E-ZPass Flex, everyone else pays a toll that moves with traffic, and the Springfield garage has three slug lines to downtown and the Pentagon. The Richmond Highway bus rapid transit, nine stations from Huntington to Fort Belvoir, is in utility work now and expected to open in late 2033. Daily life
The Mount Vernon Trail, Huntley Meadows, Kingstowne, and halal on Route 1.
Outdoors. The Mount Vernon Trail runs 18 paved miles along the Potomac from George Washington's estate to Theodore Roosevelt Island. Huntley Meadows Park in Hybla Valley is 1,452 acres of beaver wetland with a boardwalk. Fort Hunt Park, once part of Washington's farm, has picnic pavilions and old gun batteries.
Shopping. Kingstowne Towne Center has the Safeway and the restaurants, with a Wegmans at Hilltop in 22315. Springfield Town Center has Macy's, Target, Nordstrom Rack and the LEGO Discovery Center. Route 1 has two Walmart Supercenters, in Hybla Valley and Mount Vernon.
Halal and Middle Eastern. Al Jannat Halal Meat & Grocery and Ali Baba Groceries & Halal Meat are on Richmond Highway, and A-One Grocery & Halal Meat is just off it on Arlington Drive. The Mediterranean Bakery on Pickett Street, in the City five minutes from Lincolnia, bakes the pita. There is no Iraqi grocer in these zips yet; Halalco in Bailey's Crossroads is the big one.
Hospitals. Inova Mount Vernon Hospital has added robotic surgery and a 32-bed recovery hospital. Military families use the Alexander T. Augusta Military Medical Center at Fort Belvoir.
Taxes.4 These addresses are unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus $0.0335 in county fees, about $1.15 all in, roughly $10,200 a year on an $885,000 house. Some streets add a leaf-collection fee or the $630 refuse charge, and none of these zips is in a special tax district. The City of Alexandria charges $1.135 and runs its own services, so check which side of the line a listing is on. The car tax is $4.57 per $100 of each vehicle's value.

Buyers choose this side of Alexandria over Fairfax for about $100,000 less at the median and a shorter drive to the Pentagon and Fort Belvoir, and over the City of Alexandria for a bigger lot and county services at a similar tax rate. They choose Kingstowne for a townhome with Metro, a Wegmans and a Hayfield school assignment. The ones who leave are often on military orders, which is why so many keep the house and rent it out.
